<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-96-72 <br /> <br />RESOLUTION APPROVING THE APPLICATION OF EAST BAY REGIONAL <br />PARK DISTRICT FOR A CONDITIONAL USE PERMIT AND DESIGN REVIEW <br />APPROVAL, AS FILED UNDER CASE UP-96-52/Z-96-195 <br /> <br />WHEREAS, East Bay Regional Park District has applied for a conditional use permit to <br />operate 25 recreational vehicle campsites and for design review to pave 857 <br />automobile parking spaces in the Shadow Cliffs Regional Recreation District <br />located south of Stanley Boulevard, approximately 3600 feet east of the <br />intersection of Stanley Boulevard and Bernal A venue; and <br /> <br />WHEREAS, zoning for the property is P (Public and Institutional), District; and <br /> <br />WHEREAS, at their duly noticed public hearing of September 25, 1996, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />A The proposed location of the conditional use is in accordance with the <br />objectives of the zoning ordinance and the purpose of the district in which <br />the site is located. <br /> <br />Some of the objectives of the zoning ordinance are to: foster a <br />harmonious, convenient, workable relationship among land uses, protect <br />existing land uses from inharmonious influences and harmful intrusions, <br />and to insure that public and private lands ultimately are used for the <br />purposes which are most appropriate and beneficial to the City as a whole. <br />The introduction ofRV camping would not increase the intensity of the <br />existing use since the camping would occur during the off-season. The <br />uses within the park would remain compatible with the adjacent uses <br />particularly because of the location of a heavily wooded arroyo area and <br />levee between the active recreational area of the park and the residential <br />units located off of Vineyard Avenue. <br /> <br />B. The proposed location of the conditional use and the conditions under <br />which it would be operated or maintained will not be detrimental to the <br />public health, safety, or welfare, or materially injurious to the properties or <br />improvements in the vicinity. <br />
