<br />Resolution No. PC-96-70 <br />Page 12 <br /> <br />59. The site shall be kept free of fire hazards from the start of construction to final inspection. <br /> <br />60. Approval for the number, type and location of fire hydrants shall be subject to the <br />approval of the Fire Chief and the City Engineer. <br /> <br />61. The applicants shall ensure that fire protection facilities, including all surface roads, fire <br />hydrants, and a water supply capable of furnishing the required fire flow shall be installed <br />and serviceable prior to and during the time of construction. When alternate methods of <br />protection are as approved by the Fire Chief, this requirement may be waived or <br />modified. Proposed alternative methods of fire protection shall be submitted, in writing, <br />to the Fire Chief. Work on the alternative fire protection methods shall not start without <br />the approval ofthe Fire Chief. <br /> <br />Police <br /> <br />62. If required by the Police Department, the building(s) shall be equipped with an alarm <br />system, the type to be approved by the Police Department; this system shall be installed <br />prior to occupancy of the building. <br /> <br />Engineering <br /> <br />63. The applicants shall submit a final grading and drainage plan prepared by a licensed civil <br />engineer depicting all final grades and on-site drainage control measures. This plan shall <br />be subject to the review and approval of the City Engineer, Planning Director, and the <br />Director of Building Inspection prior to the issuance of any building permits. <br /> <br />64. The applicants shall submit a refundable cash bond for hazard and erosion control prior to <br />issuance of an Engineering or Building Department permit. The amount of this bond will <br />be determined by the City Engineer. <br /> <br />65. Except for the gasoline monitoring wells, all existing wells on the site shall be removed <br />or sealed, filled and abandoned pursuant to Alameda County Ord. 73-68, prior to the start <br />of grading operations unless Zone 7 retains specific wells for observation wells, or special <br />approval is obtained from the City Engineer for temporary use of an existing well for <br />construction water. Any wells designated for abandonment or any wells, encountered <br />during construction, are to be destroyed in accordance with a permit obtained from <br />Zone 7. <br /> <br />66. When the existing monitoring wells are no longer needed as determined by the Alameda <br />County Department of Environmental Health, all existing gasoline monitoring wells on <br />the subject property shall be removed or filled and abandoned prior to the start of grading <br />operations. The applicants shall obtain all necessary approvals from the Alameda County <br />Department of Environmental Health and Zone 7 prior to removal and/or filling of the <br />monitoring wells. <br />
