No stockpiling/storage offill, etc., shall take place underneath or within 5' of the <br />dripline of the existing trees. <br /> <br />e.) No equipment may be operated within or beneath the driplines of the trees, and no <br />equipment or temporary structures shall be placed within or beneath the driplines of these <br />trees. <br /> <br />Failure to comply with these requirements may result in a stop-work order. <br /> <br />Building <br /> <br />45. The applicants shall submit 3 full-size sets of construction plans (wet-stamped and <br />signed), 2 sets of the necessary structural and Title 24 calculations, 2 copies of a site <br />specific soils report, and the completed Building Permit Questionnaire to the Building <br />Department, along with the necessary fees, to initiate the City's plan check process. The <br />plan check will be accepted only after the completion of the Design Review procedure's <br />IS-day appeal period, unless the applicants submit a signed statement acknowledging that <br />the plan check fees may be forfeited in the event that the approval is overturned or the <br />design is significantly changed as the result of an appeal. In no case will a building <br />permit be issued prior to the expiration of the IS-day appeal period. <br /> <br />46. All dwelling units in the development shall be constructed to meet Title 24 state energy <br />requirements. <br /> <br />47. All building and/or structural plans must comply with all codes and ordinances in effect <br />before the Building Department will issue permits. <br /> <br />48. The applicants shall submit a building survey and/or record of survey and a site <br />development plan in accordance with the provisions of Chapter 18.68 of the Municipal <br />Code of the City of Pleasanton. These plans shall be approved by the Director of <br />Building Inspection prior to the issuance of a building permit. The site development plan <br />shall include all required information to design and construct site, grading, paving, <br />drainage, and utilities. Specific items to be indicated on the site development plan <br />necessary to construct the improvements are to be in accordance with the City of <br />Pleasanton Private Development Design Guidelines adopted April 15, 1986. <br /> <br />49. The applicants shall submit a pad elevation certification prepared by a licensed land <br />surveyor or registered civil engineer to the Chief Building Official and Planning Director, <br />certifying that the pad and building locations (setbacks) are pursuant to the approved <br />plans, prior to receiving a foundation inspection for the structure. <br />
