<br />Resolution No. PC-96-64 <br />Page 4 <br /> <br />This site has been zoned for light industrial, office, research and development and <br />limited commercial uses for over 15 years. The applicant is proposing to modify <br />the zoning on the property to allow primarily commercial-type uses. The existing <br />zoning already permits the hotel use and restaurants. <br /> <br />Given the site location at the edge of the Pleasanton Park office/industrial <br />development, to nearby Hacienda Business Park and its proximity to the freeway, <br />staff feels that development of this site with commercial, hotel, and restaurant <br />uses will be of benefit to the community. The commercial uses will complement <br />the existing Pleasanton Square I development across Johnson Drive to the west <br />and will be readily visible to the freeway. The site is well-located for <br />freeway-commercial visibility. <br /> <br />The site has been well-designed with the retail building oriented primarily <br />towards the freeway with its back side screened from public view by the hotel. <br />The hotel is oriented primarily towards Pleasanton Park and the business <br />community, with the restaurants located at the edge of the site for maximum <br />visibility and accessibility. <br /> <br />WHEREAS, The Planning Commission determined that the proposed rezoning and <br />development plan are consistent with the General Plan and purposes of the PUD <br />ordinance. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. Recommends approval of Case PUD-96-13, the application of Delta Properties for I) <br />Planned Unit Development rezoning to permit additional commercial uses for this site <br />within the Pleasanton Park PUD, as shown on Exhibit A-I (Expanded List of <br />Permitted and Conditionally Permitted Commercial Uses) attached hereto and by this <br />reference incorporated herein, in addition to the permitted and conditionally permitted <br />uses listed in Ordinance 1044 for PUD-82-12); and 2) development plan approval to <br />construct an approximately 49,250 square foot retail center, a 126-suite hotel (66,800 <br />square foot Candlewood Hotel), a 2,900 square foot fast food restaurant (In-n-Out <br />Burger), and a maximum 8,500 square foot restaurant on an approximately nine-acre <br />site located on the northeast corner of Owens Drive and Johnson Drive; subject to the <br />conditions shown in Exhibit "B," attached hereto and made part of this case by <br />reference. <br /> <br />Section 2. This resolution shall become effective immediately upon its passage and adoption. <br />
