<br />Resolution No. PC-96-64 <br />Page 18 <br />74. The applicant shall label all on-site storm drain inlets with the wording, "No Dumping -- <br />Drains to Bay" using City-approved methods and materials. On-site storm drain facilities <br />shall be cleaned a minimum of twice a year as follows: immediately prior to October 15 <br />and once in January. Additional cleaning may be required iffound necessary by the City <br />Engineer/Director of Building Inspection. <br /> <br />75. Loading areas shall be covered or otherwise designed such that no other area drains into the <br />loading area; a containment berm shall be installed to prevent such drainage if found <br />necessary by the City Engineer/Director of Building Inspection. The loading area may be <br />required to drain to the sanitary sewer if required by the City Engineer/Director of Building <br />Inspection, subject to approval by DSRSD. If connected to the sanitary sewer, a structural <br />control such as an oil/water separator or sand filter shall be used, and a sign shall be posted <br />prohibiting the dumping of hazardous materials. A regular program of inspecting vehicles <br />for leaks and spills, and of sweeping/vacuuming, litter control, and spill cleanup shall be <br />implemented. Such program shall be submitted to the Planning Director for review and <br />approval prior to issuance of building permits. <br /> <br />76. Prior to the commencement of any clearing, grading, or excavation, the applicant shall <br />submit a copy of the State Water Resources Control Board Notice ofIntent (NOI) for <br />coverage under the State Construction Storm Water General Permit. <br /> <br />77. The applicant shall include erosion control/storm water quality measures on the final <br />grading plan which shall specifically address measures to prevent soil, dirt, and debris from <br />entering the storm drain system. Such measures may include, but are not limited to, <br />hydroseeding, hay bales, sandbags, and siltation fences and are subject to the review and <br />approval of the City Engineer/Director of Building Inspection. If no grading plan is <br />required, necessary erosion control/storm water quality measures shall be shown on the site <br />plan submitted for an on-site permit, subject to the review and approval of the Director of <br />Building Inspection. The applicant is responsible for ensuring that the contractor is aware <br />of and implements such measures. <br /> <br />78. All metal roofs shall be finished with rust-inhibitive paint. <br /> <br />79. Prior to the issuance of building permits the driveway on Johnson Drive opposite Owens <br />Drive shall be realigned to the satisfaction of the City Engineer in accordance also with <br />Condition 10. This modification shall be reflected on the site plan and civil drawings <br />submitted for building permits. <br /> <br />80. Prior to the issuance of building permits, the developer shall submit for the review and <br />approval of the City Engineer a restriping plan for Johnson Drive to allow left turns into <br />the site for all Johnson Drive driveways. <br />
