9. The door to the lower garage shown on the rear building elevation shall be removed. Pe- destrian doors may be installed in lieu of the roll-up door. This change shall be shown on the final building elevations for review and approval by the Planning Director before is- suance of a building permit. Building Permit Review: 10. The applicant shall submit the following information to initiate the City's plan check process: a. three (3) full-size sets of construction plans (wet-stamped and signed); b. two (2) sets of the necessary structural and Title 24 calculations; C. two (2) copies of a site specific soils report; d. the completed Building Permit Questionnaire to the Building Department; and, e. the necessary fees. The construction plans shall include a building survey and/or a record of survey and a site development plan in accordance with the provisions of Chapter 18.68 of the Municipal Code of the City of Pleasanton. These plans shall be approved by the Director of Build- ing Inspection prior to the issuance of a building permit. The site development plan shall include all required information to design and construct site, grading, paving, drainage, and utility improvements. Specific items to be indicated on the site development plan necessary to construct the improvements are to be in accordance with the City of Pleasan- ton Private Development Design Guidelines, adopted April 15, 1986. II. The plan check will be accepted only after the completion of the Design Review proce- dure's fifteen- (15) day appeal period, unless the applicant submits a signed statement ac- knowledging that the plan check fees may be forfeited in the event that the approval is overturned or the design is significantly changed as the result of an appeal. In no case will a building permit be issued prior to the expiration of the fifteen- (15) day appeal period.
