<br />9. The door to the lower garage shown on the rear building elevation shall be removed. Pe- <br />destrian doors may be installed in lieu of the roll-up door. This change shall be shown on <br />the final building elevations for review and approval by the Planning Director before is- <br />suance of a building permit. <br /> <br />Building Permit Review: <br /> <br />10. The applicant shall submit the following information to initiate the City's plan check <br />process: <br /> <br />a. three (3) full-size sets of construction plans (wet-stamped and signed); <br /> <br />b. two (2) sets of the necessary structural and Title 24 calculations; <br /> <br />C. two (2) copies of a site specific soils report; <br /> <br />d. the completed Building Permit Questionnaire to the Building Department; and, <br /> <br />e. the necessary fees. <br /> <br />The construction plans shall include a building survey and/or a record of survey and a site <br />development plan in accordance with the provisions of Chapter 18.68 of the Municipal <br />Code of the City of Pleasanton. These plans shall be approved by the Director of Build- <br />ing Inspection prior to the issuance of a building permit. The site development plan shall <br />include all required information to design and construct site, grading, paving, drainage, <br />and utility improvements. Specific items to be indicated on the site development plan <br />necessary to construct the improvements are to be in accordance with the City of Pleasan- <br />ton Private Development Design Guidelines, adopted April 15, 1986. <br /> <br />II. The plan check will be accepted only after the completion of the Design Review proce- <br />dure's fifteen- (15) day appeal period, unless the applicant submits a signed statement ac- <br />knowledging that the plan check fees may be forfeited in the event that the approval is <br />overturned or the design is significantly changed as the result of an appeal. In no case <br />will a building permit be issued prior to the expiration of the fifteen- (15) day appeal <br />period. <br />
