<br />EXHIBIT "B" <br />Conditions of Approval <br />Case Z-96-160 <br /> <br />I. The proposed development shall conform substantially to the site plan, landscape plan, <br />grading plan, elevations, and related materials, Exhibit "A" dated "Received August 23, <br />1996", on file with the Planning Department, except as modified by these conditions. <br /> <br />2. Final building, site, grading, and landscape plans shall be submitted to the Planning Di- <br />rector for review and approval before issuance of a building permit. Minor changes to the <br />plans may be allowed subject to approval by the Planning Director if found to be in sub- <br />stantial conformance with the approved exhibits. <br /> <br />3. The design review approval will lapse within one (I) year from the date of approval, un- <br />less a building permit has been issued and construction has commenced and is diligently <br />pursued toward completion, or unless an extension has been approved by the City. <br /> <br />4. In the event that any additional accessory structures, landscape modifications, tennis <br />courts, decks, or building additions are proposed to be constructed on the subject site, the <br />owner of the property shall submit an application for the review and approval by the <br />Planning Director. The Planning Director may defer the application to the Planning <br />Commission or other applicable reviewing body if he/she deems it necessary. <br /> <br />5. The applicant shall obtain a Building Permit from the Building Department, an encroach- <br />ment permit from the Public Works Department, and any other applicable City permits <br />for the project prior to the commencement of any construction. <br /> <br />6. The applicants shall post address numerals on the building so as to be plainly visible from <br />the adjoining streets during both daylight and night time hours. <br /> <br />7. The applicant shall install additional India hawthorne shrubs in the south building setback <br />area between the building and property line. This change shall be shown on the final <br />landscape plan for review and approval by the Planning Director before issuance of a <br />building permit. <br /> <br />8. Large shrubs shall be planted between the driveway and south property line within a 20' <br />0" distance from the front property line along Mirador Drive. The shrubs shall be planted <br />in a grouping so that when mature, the lower garage door will be screened from view. <br />This change shall be shown on the final landscape plan for review and approval by the <br />Planning Director before issuance of a building permit. <br />
