<br />Resolution No. PC-96-60 <br />Page 7 <br /> <br />EXHIBIT B <br />Conditions of Approval <br />Case PUD-80-16-13D <br /> <br />1. Construction of the development shall be substantially as shown on the development <br />plans, Exhibit "A", dated "Received August 9, 1995" on file with the Planning Depart- <br />ment, except as modified by the following conditions. Minor changes to the plans may <br />be allowed subject to the approval of the Planning Director if found to be in substantial <br />conformance to the approved exhibits. <br /> <br />2. This design review approval will lapse within two (2) years from the date of approval un- <br />less a building permit is issued and construction has commenced and is diligently pursued <br />toward completion or an extension has been approved by the City. <br /> <br />3. The developer shall pay any and all fees to which the property may be subject prior to is- <br />suance of building permits. The type and amount of the fees shall be those in effect at the <br />time the building permit is issued. <br /> <br />4. Prior to issuance of a building permit, the developer shall pay the required commercial <br />development school impact fee as prescribed by state law and as adopted by the Pleasan- <br />ton Unified School District. <br /> <br />5. There shall be no truck deliveries, parking lot sweeping, or garbage pick-up between the <br />hours of 10:00 PM and 6:00 AM. <br /> <br />6. Prior to issuance of a building permit, the applicant shall submit a detailed sign design <br />program for the project subject to review and approval by the Planning Director. The two <br />sign locations shown on the proposed site plan are approved in concept. Only low free- <br />standing signs may face Stoneridge Drive. Signs facing Johnson Drive may be high- <br />mounted on the building parapet. All signs shall be constructed of individual, halo-lit or <br />flood lit letters mounted directly to the building wall or sign monument. <br /> <br />7. The developer shall submit a final lighting plan for the building and site for the review <br />and approval by the Planning Director before issuance of building permits. Lighting shall <br />be directed away from the residences located on the south side of Stoneridge Drive. <br /> <br />8. The developer shall plant additional trees in the landscape area located between the sec- <br />ond and third parking row. The trees shall be installed on a 20' O' spacing in a single row <br />located on either side of the walkway. This detail shall be shown on the revised land- <br />scaping plan provided for review and approval by the Planning Director before issuance <br />of a building permit. <br />
