<br />Resolution No. PC-96-60 <br />Page 10 <br /> <br />22. All backflow prevention devices installed with this development shall be painted forest <br />green (Pantone Color System Number 2030) and shall be screened from view from public <br />streets. Screening shall consist of berms, walls, or landscaping satisfactorily integrated <br />into the landscape plan. Landscape screens shall include shrubbery designed by species <br />and planting density to establish a complete screen within one year from the date of plant- <br />ing. All backflow prevention devices shall be shown on the plans submitted for issuance <br />of building permits together with screening mechanism and/ or weather protection de- <br />vices. Proposed screening shall be reviewed for conformity to these requirements and ap- <br />proved by the Planning Director prior to issuance of a building permit. <br /> <br />23. The developer shall post address numerals on the building so as to be plainly visible from <br />all adjoining streets or driveways during both daylight and night time hours. <br /> <br />24. Only modular newspaper dispensers accommodating more than one newspaper shall be <br />allowed outside of the building within the development. The design of these dispensers <br />shall be approved by the Planning Director. <br /> <br />Landscape Design and Irrigation System Operation Requirements: <br /> <br />25. The developer shall enter into an agreement with the City, approved by the City Attorney, <br />which guarantees that all landscaping and open space areas included in this project will <br />be maintained at all times in a manner consistent with the approved landscape plan for <br />this development. Said agreement shall run with the land for the duration of the existence <br />of the structure located on the subject property. <br /> <br />26. A final landscape plan and irrigation plan shall be submitted to and approved by Planning <br />Director as part of the building permit plan set prior to issuance of an on-site permit. <br />Said landscape plan shall be consistent with the approved landscape plan plus any condi- <br />tions of approval, and shall be detailed in terms of species, location, size, quantities, and <br />spacmg. <br /> <br />27. Six inch (6") vertical concrete curbs shall be installed between all paved and landscaped <br />areas. <br /> <br />28. All trees used in this project's landscaping shall be a minimum of fifteen (15) gallons in <br />size and all shrubs shall be a minimum of five (5) gallons, unless otherwise shown on the <br />approved landscape plan or referenced by a condition of approval. <br /> <br />29. The developer shall provide root control barriers and four inch (4") perforated pipes for <br />parking lot trees, street trees, and trees in planting areas less than ten feet (10' 0") in <br />width, as determined necessary by the Planning Director at the time of review of the final <br />landscape plans. <br />
