<br />Resolution No. PC-96-55 <br />Page 5 <br /> <br />8. The front and rear doors to the establishment shall remain closed at all times. A sign to this <br />effect shall be placed by the entry/exit doors. <br /> <br />9. At no time shall balloons, banners, pennants, or other attention-getting devices be utilized <br />on the site except as allowed by Section l8.96.060K of the Zoning Ordinance for grand <br />openings. At no time shall spot lighting be used after 10:00 PM in conjunction with such <br />grand openings and/or promotional events. <br /> <br />10. All trash and refuse shall be contained completely within the existing enclosure. Trash <br />containers shall be stored within the enclosure at all times, except when being unloaded. <br /> <br />11. The developers shall obtain all necessary City, State, and County permits prior to beginning <br />operation of the establishment. <br /> <br />12. The developer shall pay any and all fees to which the property may be subject prior to <br />issuance of building permits. The type and amount of the fees shall be those in effect at the <br />time the building permit is issued. <br /> <br />13. Prior to issuance of a building permit, the developer shall pay the required commercial <br />development school impact fee as prescribed by state law and as adopted by the Pleasanton <br />Unified School District. <br /> <br />14. Changes to the building's exterior shall be reviewed under a separate application for design <br />review approval. <br /> <br />15. The final design for the outdoor dining area is subject to review and approval by the <br />Planning Director before issuance of a building permit. <br /> <br />16. The applicants shall submit a final lighting plan for the building and the site for the review <br />and approval of the Planning Director prior to issuance of building permits. Lighting shall <br />be directed away from adjacent residences. <br /> <br />17. Signing for the proposed establishment shall be submitted to the Planning Director for <br />consideration under separate application. There shall be no building-mounted or <br />freestanding signs facing the 1-680 freeway. <br /> <br />18. The colors of the building shall be submitted to and approved by the Planning Director <br />prior to the repainting. <br /> <br />19. Only modular newspaper dispensers accommodating more than one newspaper shall be <br />allowed outside of the building. The design of these dispensers shall be approved by the <br />Planning Director. <br /> <br />20. Final inspection by the Planning Department is required prior to occupancy. <br />
