<br />Resolution No. PC-96-52 <br />Page II <br /> <br />f. Trash and refuse cans shall be stored in the unit's garage except when brought outside <br />for collection. The trash/refuse can be stored outside the garage from 12:00 p.m. the <br />day preceding collection and 8:00 p.m. the day of collection. <br /> <br />g. The homeowner's association shall be responsible for the costs associated with repair <br />or replacement of the special paving materials used in the motorcourts if the City of <br />Pleasanton is required to remove this paving in order to service the underground <br />utilities. <br /> <br />h. The homeowners association shall be responsible for maintaining the landscaped por- <br />tions of the area of the Arroyo Del Valle located between the top-of-bank and the ar- <br />royo trail for a three-year period of time after installation oflandscaping. <br /> <br />25. With submittal of the tentative map, the developer shall provide preliminary improvement <br />plans for the 8' 0" wide, paved bicycle/pedestrian trail to be located in the Arroyo Del <br />Valle; bank stabilization work to be done by the project developer; and repair of the <br />"washed-out" portion of the Arroyo Del Valle between the Union Pacific railroad and Main <br />Street vehicular bridges. Final improvement plans shall be submitted with the final map. <br />With review of the tentative map, the construction schedule for the arroyo work shall be <br />determined. <br /> <br />26. With recordation of the final map, the developer shall dedicate to the City a Public Service <br />Easement (P.S.E.) over all private streets and motorcourts. Except for the side of the pri- <br />vate street alongside the Arroyo Del Valle, the PSE shall extend 5' 0" outside the <br />motorcourt/private street area. All PSE areas shall be shown on the tentative map. <br /> <br />27. With recordation of the final map, the developer shall dedicate to the Alameda Water Qual- <br />ity and Flood Control District Zone 7 the portions of the Arroyo Del Valle located on the <br />project site south of the top-of-bank line. At this time, the City of Pleasanton shall accept a <br />recreation easement from Zone 7. <br /> <br />28. With recordation of the final map, the developer shall grant to the Alameda Water Quality <br />and Flood Control District Zone 7 an ingress/egress easement over the private street and <br />sidewalk and the area between the private street/sidewalk and the top-of-bank of the Arroyo <br />Del Valle. The easement shall be submitted to the City Attorney for review and approval <br />before recordation. <br /> <br />29. All work to be done within the Arroyo Del Valle requires an encroachment permit issued <br />by the Alameda Water Quality and Flood Control District Zone 7 and a streambed altera- <br />tion permit issued by the California State Department ofFish and Game. Said permits shall <br />be secured before project construction begins. <br /> <br />30. All site improvements and house construction activities shall be limited to the hours of 8:00 <br />a.m. to 5:00 p.m., Monday through Saturday. All construction equipment must meet DMV <br />noise standards and shall be equipped with muffling devices. <br />
