All trees used in landscaping be a minimum of fifteen (15) gallons in size and all <br />shrubs a minimum of five (5) gallons, unless otherwise shown on the approved land- <br />scape plan. <br /> <br />d. Six inch (6") vertical concrete curbs shall be installed between all paved and land- <br />scaped areas. <br /> <br />e. The applicant shall provide root control barriers and four inch (4 ") perforated pipes <br />for parking lot trees, street trees, and trees in planting areas less than ten feet (10' 0") <br />in width, as determined necessary by the Planning Director at the time of review of <br />the final landscape plans. <br /> <br />f. Prior to occupancy, the landscape architect shall certify in writing to the Planning Di- <br />rector that the landscaping has been installed in accordance with the approved land- <br />scape and irrigation plans with respect to size, number, and species of plants and <br />overall design concept. <br /> <br />g. The developer shall adjust the sprinkler heads to redirect the water away from the <br />monument sign while ensuring complete irrigation coverage of the landscaping <br />around the sign. All landscaping around the sign shall be restored after installation of <br />the sign and prior to final of the sign permit. <br /> <br />19. Public Works and Engineering Requirements: <br /> <br />a. All utilities required to serve the proposed project on-site shall be installed <br />underground. <br /> <br />b. The developer shall submit a final grading and drainage plan prepared by a licensed <br />civil engineer depicting all final grades and on-site drainage control measures. This <br />plan shall be subject to the review and approval of the City Engineer and/or the Direc- <br />tor of Building Inspection prior to the issuance of any building permits. <br /> <br />c. The haul route for all materials to and from this development shall be approved by the <br />City Engineer prior to the issuance of an encroachment permit. <br />
