Resolution No. PC-96-50 Page 8 b. The site shall be kept free of fire hazards from the start of construction until the final inspection. c. The developer shall ensure that required fire protection facilities, including fire appa- ratus access roads and/or driveways, fire hydrants, and a water supply furnishing the required fire flow are installed, tested, and serviceable prior to and during the time of construction. d. The Fire Chief and Director of Building Inspection shall approve the number, type, and location of all private fire hydrants. All driveway curbs within a 7' 6" distance of the fire hydrant shall be painted unless otherwise required by the Fire Chief. e. All private driveways which, with review of the building permit plan set, are desig- nated as fire lanes by the Fire Chief, shall be maintained in accordance with Articles 9 and 10 of the Pleasanton Uniform Fire Code. Fire lane curbs shall be painted red and designated "No Parking Fire Lane" with white lettering on the curb or with signs in- stalled as required by the Vehicle Code. f. The developer shall install fire sprinkler, detection, alarm, and occupant notification systems as required by the Fire Chief. An installation permit must be issued by the Fire Chief before installation. The fire sprinkler system's water flow and control valves shall be complete, operable, and serviceable prior to final inspection by the Fire Department. The system shall be tested and its operation observed by the Fire Department before building occupancy. g. If required by the Police Department, the building shall be equipped with an alarm system, the type to be approved by the Police Department and that this system shall be installed prior to occupancy of the building. 18. Landscape and Irrigation Design Requirements: a. The developer shall enter into an agreement with the City, approved by the City At- torney, which guarantees that all landscaping and open space areas included in this project will be maintained at all times in a manner consistent with the approved land- scape plan for this development. Said agreement shall run with the land for the dura- tion of the existence of the structures located on the subject property. b. A final landscape plan and irrigation plan shall be submitted to and approved by Plan- ning Director as part of the building permit plan set prior to issuance of an on-site per- mit. Said landscape plan shall be consistent with the approved landscape plan plus any conditions of approval, and shall be detailed in terms of species, location, size, quantities, and spacing.
