<br />Resolution No. PC-96-50 <br />Page 8 <br /> <br />b. The site shall be kept free of fire hazards from the start of construction until the final <br />inspection. <br /> <br />c. The developer shall ensure that required fire protection facilities, including fire appa- <br />ratus access roads and/or driveways, fire hydrants, and a water supply furnishing the <br />required fire flow are installed, tested, and serviceable prior to and during the time of <br />construction. <br /> <br />d. The Fire Chief and Director of Building Inspection shall approve the number, type, <br />and location of all private fire hydrants. All driveway curbs within a 7' 6" distance of <br />the fire hydrant shall be painted unless otherwise required by the Fire Chief. <br /> <br />e. All private driveways which, with review of the building permit plan set, are desig- <br />nated as fire lanes by the Fire Chief, shall be maintained in accordance with Articles 9 <br />and 10 of the Pleasanton Uniform Fire Code. Fire lane curbs shall be painted red and <br />designated "No Parking Fire Lane" with white lettering on the curb or with signs in- <br />stalled as required by the Vehicle Code. <br /> <br />f. The developer shall install fire sprinkler, detection, alarm, and occupant notification <br />systems as required by the Fire Chief. An installation permit must be issued by the <br />Fire Chief before installation. The fire sprinkler system's water flow and control <br />valves shall be complete, operable, and serviceable prior to final inspection by the <br />Fire Department. The system shall be tested and its operation observed by the Fire <br />Department before building occupancy. <br /> <br />g. If required by the Police Department, the building shall be equipped with an alarm <br />system, the type to be approved by the Police Department and that this system shall <br />be installed prior to occupancy of the building. <br /> <br />18. Landscape and Irrigation Design Requirements: <br /> <br />a. The developer shall enter into an agreement with the City, approved by the City At- <br />torney, which guarantees that all landscaping and open space areas included in this <br />project will be maintained at all times in a manner consistent with the approved land- <br />scape plan for this development. Said agreement shall run with the land for the dura- <br />tion of the existence of the structures located on the subject property. <br /> <br />b. A final landscape plan and irrigation plan shall be submitted to and approved by Plan- <br />ning Director as part of the building permit plan set prior to issuance of an on-site per- <br />mit. Said landscape plan shall be consistent with the approved landscape plan plus <br />any conditions of approval, and shall be detailed in terms of species, location, size, <br />quantities, and spacing. <br />
