Meyer, dated June 22, 1982 and recorded as Document No. 82-140679, is substantially changed so that it no longer coincides with the wording of this condition, that this condition shall be superseded by the revised agreement. 14. Building and Site Design Requirements: a. All parking spaces shall be striped as shown on the approved site plan. b. The developer shall effectively screen from view all ducts, meters, air conditioning equipment, and any other mechanical equipment, whether on the structure, on the ground, or on the roof, with materials architecturally compatible with the main struc- ture. Screening details shall be shown on the plans submitted for issuance of building permits, the adequacy of which shall be determined by the Planning Director. All re- quired screening shall be provided prior to occupancy. Roof-mounted equipment in- cluding satellite receiving stations shall not project above the horizontal plane established by the building's parapet walls, unless otherwise approved by the Planning Director based on an analysis demonstrating that the equipment is not visible to mo- torists and pedestrians on public rights-of-way. c. All mechanical equipment shall be designed, constructed, and operated in such a man- ner that noise emanating from it will not be perceptible beyond the property plane of the subject property. d. The applicant shall submit a final lighting plan for the building and the site for the re- view and approval of the Planning Director prior to issuance of building permits. Lighting shall be directed away from the adjacent residences located on the south side of Stoneridge Drive. e. All trash and refuse shall be contained completely within the enclosure shown on the site plan. The design, materials, and colors of the enclosure's walls shall architectur- ally match the building walls; gates shall be constructed of corrugated metal. The lo- cation and design of the enclosures shall be shown on the plans submitted for issuance of building permits and shall be subject to the approval of the Planning Di- rector. Trash containers shall be stored within the enclosure at all times, except when being unloaded. f. The location of any pad mounted transformers shall be subject to approval by the Planning Director prior to issuance of permits by the Building Department. Such transformers shall be screened by landscaping or contained within an enclosure matching the building and with corrugated metal gates. All transformers shall be shown on the plans submitted for issuance of building permits.
