<br />Resolution No. PC-96-50 <br />Page 5 <br /> <br />d. if, with consent by the owner, Section VIII of the previous agreement between the <br />City and Robert E. Meyer, dated June 22, 1982 and recorded as Document No. <br />82-140679, is substantially changed so that it no longer coincides with the wording of <br />this condition, that this condition shall be superseded by the revised agreement. <br /> <br />14. Building and Site Design Requirements: <br /> <br />a. All parking spaces shall be striped as shown on the approved site plan. <br />b. The developer shall effectively screen from view all ducts, meters, air conditioning <br />equipment, and any other mechanical equipment, whether on the structure, on the <br />ground, or on the roof, with materials architecturally compatible with the main struc- <br />ture. Screening details shall be shown on the plans submitted for issuance of building <br />permits, the adequacy of which shall be determined by the Planning Director. All re- <br />quired screening shall be provided prior to occupancy. Roof-mounted equipment in- <br />cluding satellite receiving stations shall not project above the horizontal plane <br />established by the building's parapet walls, unless otherwise approved by the Planning <br />Director based on an analysis demonstrating that the equipment is not visible to mo- <br />torists and pedestrians on public rights-of-way. <br /> <br />c. All mechanical equipment shall be designed, constructed, and operated in such a man- <br />ner that noise emanating from it will not be perceptible beyond the property plane of <br />the subject property. <br /> <br />d. The applicant shall submit a final lighting plan for the building and the site for the re- <br />view and approval of the Planning Director prior to issuance of building permits. <br />Lighting shall be directed away from the adjacent residences located on the south side <br />of Stoneridge Drive. <br /> <br />e. All trash and refuse shall be contained completely within the enclosure shown on the <br />site plan. The design, materials, and colors of the enclosure's walls shall architectur- <br />ally match the building walls; gates shall be constructed of corrugated metal. The lo- <br />cation and design of the enclosures shall be shown on the plans submitted for <br />issuance of building permits and shall be subject to the approval of the Planning Di- <br />rector. Trash containers shall be stored within the enclosure at all times, except when <br />being unloaded. <br /> <br />f. The location of any pad mounted transformers shall be subject to approval by the <br />Planning Director prior to issuance of permits by the Building Department. Such <br />transformers shall be screened by landscaping or contained within an enclosure <br />matching the building and with corrugated metal gates. All transformers shall be <br />shown on the plans submitted for issuance of building permits. <br />
