Resolution No. PC-96-50 Page 3 Exhibit "B" PUD-80-16-12D Conditions of Approval Planning Commission, July 10, 1996 I. Construction of the proposed office building shall conform substantially to the development plans, Exhibit "A", dated "Received July 5, 1996" on file with the Planning Department, except as modified by the following conditions. Minor changes to the plans may be al- lowed subject to the approval of the Planning Director if found to be in substantial confor- mance to the approved exhibits. 2. This design review approval will lapse within one (I) year from the date of approval unless a building permit is issued and construction has commenced and is diligently pursued to- ward completion or an extension has been approved by the City. 3. All conditions of Case PUD-80-16-3M shall remain in full force and effect. 4. There shall be no deliveries, parking lot sweeping, or garbage pick-up between the hours of 10:00 p.m. and 6:00 a.m. 5. Prior to issuance of a building permit, the developer shall pay the applicable Zone 7 and City connection fees and water meter cost for any water meters, including irrigation meters. Additionally, the developer shall pay any applicable Dublin San Ramon Services District sewer permit fee. The amount of the fees shall be those in effect at the time the building permit is issued. 6. Prior to issuance of a building permit, the developer shall pay the required commercial de- velopment school impact fee as prescribed by state law and as adopted by the Pleasanton Unified School District. 7. Prior to issuance of a building permit, the applicant shall submit a building and site sign de- sign program for the project. Freestanding signs shall be limited to low-level monument signs. Building signs shall be limited to individual letters and/or continuous script style let- tering. Building and site signs may be halo-lit or illuminated by flood lights.
