Subdrains are required within the "original" swales and gullies subject to review <br />and approval of the soils engineer. Any fill material previously placed in these swales <br />shall be required to be removed prior to installation of subdrains. <br /> <br />c. All areas of the site expected to be utilized for building pads or roadways shall be <br />overexcavated to and recompacted for a minimum depth of 3 feet. <br /> <br />d. Prior to any new construction approved as part of a development plan, the cut <br />slope adjacent to existing Vineyard Avenue shall be regraded to a slope no greater than <br />2:1, subject to the review and approval ofthe soils engineer and City Engineer. The <br />applicant shall be responsible for obtaining any encroachment permits or rights-of-entry <br />prior to commencement of the regrading of this slope and during all regrading activities. <br />A 20' minimum setback from the top of the regraded slope shall be required to be <br />included as part of any proposed development plan. <br /> <br />17. All building and/or structural plans must comply with all codes and ordinances in effect <br />before the Building Department will issue permits. <br /> <br />18. Prior to issuance of a building permit, the developer shall pay the applicable Zone 7 and <br />City connection fees and water meter cost for any water meters, including irrigation <br />meters. Additionally, the developer shall pay any applicable Dublin San Ramon Services <br />District (DSRSD) sewer permit fee. <br /> <br />19. The developer shall pay any and all fees to which the property may be subject prior to the <br />issuance of building permits. The type and amount of the fees shall be those in effect at <br />the time the building permit is issued. <br /> <br />20. All roads on the site are designated as fire apparatus access roads by the Fire Chief and <br />must be maintained in accordance with Section 10.201 ofthe Uniform Fire Code and be <br />accessible at all times from the start of construction until the project is completed. <br /> <br />21. The site shall be kept free of fire hazards from the start of construction to final inspection. <br /> <br />22. The developer shall post address numerals on the building so as to be plainly visible from <br />all adjoining streets or driveways during both daylight and night time hours. <br /> <br />Construction Activities <br /> <br />23. All site improvements activities shall be limited to the hours of 8:00 a.m. to 8:00 p.m., <br />Monday through Saturday. All construction equipment must meet Department of Motor <br />Vehicles (DMV) noise standards and shall be equipped with muffling devices. <br />
