PLANNING COMMISSION CITY OF PLEASANTON

ALAMEDA COUNTY, CALIFORNIA

RESOLUTION NO. PC-96-41

RESOLUTION APPROVING THE APPLICATION OF GTE MOBILNET/TEA
GROUP FOR A CONDITIONAL USE PERMIT AND DESIGN REVIEW APPROVAL,
AS FILED UNDER CASE UP-95-80/Z-95-255

WHEREAS, GTE MobilnetlTEA Group has applied for a conditional use permit and design
review approval to allow the construction and operation of a cellular
communications facility involving the addition of a 10' 0" tall
transmission/receiving antenna extension to the existing Cellular One monopole,
raising the monopole's height from 75' 0" to 85' 0", and construction of an
approximately 240 square foot unmanned equipment building located at 3830 Old
Santa Rita Road; and

WHEREAS, zoning for the property is C-S (Service Commercial) District; and

WHEREAS, at their duly noticed public hearing of June 12, 1996, the Planning Commission
considered all public testimony, relevant exhibits, and recommendations of the
City staff concerning this application; and

WHEREAS, the Planning Commission made the following findings:

A. The proposed location of the conditional use is in accordance with the
objectives of the zoning ordinance and the purpose of the district in which
the site is located.

The site is zoned C-S Service Commercial. Public utility installations
including cellular communication monopoles, antennas, and equipment
buildings are conditionally allowed uses in this zoning district. In the
context of the surrounding area, characterized by other conditionally
allowed C-S type uses, e.g., automotive sales and storage, wrecking yards,
automotive repair, etc., cellular communication facilities can be found to
be consistent with this zoning district.

B. The proposed location of the conditional use and the conditions under
which it would be operated or maintained will not be detrimental to the
public health, safety, or welfare, or materially injurious to the properties or
improvements in the vicinity.
