<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-96-35 <br /> <br />RESOLUTION APPROVING THE APPLICATION OF RENEE LEWIS <br />(PLEASANTON PLAYHOUSE) FOR A CONDITIONAL USE PERMIT, AS FILED <br />UNDER CASE UP-96-23 <br /> <br />WHEREAS, Renee Lewis (Pleasanton Playhouse) has applied for a conditional use permit to <br />expand the Pleasanton Playhouse's existing theatre operations by adding 1,792 <br />square feet of floor area in order to construct a stage and seating area for public <br />performances located at 1048 Serpentine Lane, Suite 303; and <br /> <br />WHEREAS, zoning for the property is PUD-I (Planned Unit Development - Industrial) <br />District; and <br /> <br />WHEREAS, at their duly noticed public hearing of May 22,1996, the Planning Commission <br />considered all public testimony, relevant exhibits, and recommendations of the <br />City staff concerning this application; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />A. The proposed location of the conditional use is in accordance with the <br />objectives of the zoning ordinance and the purpose of the district in which <br />the site is located. <br /> <br />Some of the objectives of the zoning ordinance are to: foster a harmonious, <br />convenient, workable relationship among land uses, protect existing land uses <br />from inharmonious influences, and to ensure that public and private lands <br />ultimately are used for the purposes which are most appropriate and beneficial to <br />the City as a whole. The Pleasanton Playhouse proposal would be consistent with <br />these objectives. The subject building is located in the Valley Business Park <br />which has characteristics of the City's Industrial Park (I-P) zoning district. One <br />purpose of the I-P district is to provide locations for uses that can operate in close <br />proximity to commercial and residential uses with minimum adverse impacts. As <br />proposed, the proposal will not alter the exterior of the building so as to detract <br />from the high development standards within the business park. Due to its <br />non-peak hours of operation, it will not interfere with the surrounding uses' ability <br />to operate. As conditioned, the proposed use will be compatible with adjacent <br />business park users. Furthermore, the Playhouse would not be expected to impact <br />nearby residences due to the distance between them and the existence of a <br />soundwall separating the two areas. The applicant will also be required to <br />mitigate any future potential impacts which may occur as a result of the proposed <br />use. In addition, the theatre will provide a beneficial cultural and entertainment <br />resource to the community. <br />
