<br />south-sides of Franklin Drive by the project. The location, design, and installation of the <br />left-tun lane shaH be completed to the satisfaction of the City Traffic Engineer. <br /> <br />13. At the building permit stage, the three flag poles proposed to be located in the private cul- <br />de-sac bulb off Johnson Drive shall be reviewed by the Planning Director, Fire Marshal, <br />and City Engineer. If determined to be a potential conflict with the project's ingress/egress, <br />the flag poles shall be relocated. <br /> <br />14. The developer is permitted to plant trees in a 20' 0" wide swath across the abandoned <br />Morse Drive street right-of-way. Tree locations shall be plotted according to the location <br />of the existing utility lines and shall be shown on the utility plan for review and approval <br />by the Planning Director and City Engineer before issuance of a building permit. The prop- <br />erty owner shall enter into an agreement with the City, stating that the property owner <br />agrees to replace at the property owner's expense any of these trees removed by the City in <br />the course servicing the utility lines. Before issuance of a building permit, the agreement <br />shall be submitted to the City Attorney for review and approval and shall be recorded over <br />the property. <br /> <br />15. Building Design Requirements: <br /> <br />a. The applicant shall effectively screen from view all ducts, meters, air conditioning <br />equipment, and any other mechanical equipment, including satellite dish antennas, <br />whether located on the structure, on the ground, or on the roof, with materials <br />architecturally compatible with the main structure. Screening details shall be shown <br />on the plans submitted for issuance of building permits, the adequacy of which shall <br />be determined by the Planning Director. All required screening shall be in place prior <br />to occupancy of the fIrst building covered by this development plan approval. <br /> <br />b. Building colors shall be consistent with the color scheme approved with Exhibit "A". <br />Final building colors shall be stated on the building plans submitted for issuance of <br />building permits, and shall be reviewed and approved by the Planning Director before <br />issuance of building permits. <br /> <br />c. Roof-mounted equipment shall not protrude above a horizontal plane established by <br />the nearby building parapet walls, unless it can be demonstrated with sight-line <br />analyses that the equipment cannot be viewed from the sidewalk and parking areas <br />surrounding the building. <br /> <br />16. Site Design Requirements: <br /> <br />a. All trash and refuse shall be contained completely within the trash enclosures shown <br />on the "Schematic Site Plan", Sheet No. AU of Exhibit "A".
