<br />Resolution No. PC-96-29 <br />Page 3 <br /> <br />EXHIBIT "B" <br />Conditions of Approval <br />Case UP-96-10 <br /> <br />1. The proposed use shall conform substantially to the site plan, floor plan, and written <br />narrative, Exhibit A (dated "Received March 26, 1996"), on file with the Planning <br />Department, except as modified by these conditions. <br /> <br />2. If operation of this use results in major conflicts pertaining to parking, noise, traffic/ <br />circulation, or other impacts, at the discretion of the Planning Director, this conditional <br />use permit may be referred to the Planning Commission for subsequent review at a public <br />hearing. If necessary, the Commission may modify or add conditions of approval to <br />mitigate any negative impacts, or may revoke said use permit. <br /> <br />3. The applicant shall obtain all building and other applicable City permits prior to any work <br />on the structure. <br /> <br />4. If additional activities beyond those proposed in the written narrative, dated "Received <br />March 26,1996," on file with the Planning Department are desired, prior City review and <br />approval is required. Such modifications shall be submitted to the Planning Director, <br />who shall refer the matter to the Planning Commission if judged to be substantial. <br /> <br />5. The use shall be conducted entirely within the building at all times. <br /> <br />6. This use permit is not transferable to another address. A new application must be made if <br />the applicant relocates to another site. <br /> <br />7. No classes shall be conducted at any time on the second floor of the building located at <br />4439 Stoneridge Drive for children in the 3rd grade or younger. <br /> <br />[end] <br />
