After installation of signs, the property owner shall adjust the sprinkler heads to <br />redirect the water away from the monument sign while ensuring complete irrigation <br />coverage of the landscaping around the sign. All landscaping around the sign shall be <br />restored after installation of the sign and prior to final of the sign permit. <br /> <br />h. No existing tree located in the perimeter PSE area may be removed or damaged with <br />project construction. <br /> <br />24. Engineering Requirements: <br /> <br />a. All utilities required to serve the proposed development on-site shall be installed <br />underground. <br /> <br />b. The paving sections for the on-site parking and drive areas shall be designed on the <br />basis of an R -Value test and a traffic index to carry the anticipated traffic loads. This <br />design shall be subject to the approval of the Director of Building Inspection. The <br />minimum paving section shall be two inches (2") of asphalt concrete (Ae) on a six <br />inch (6") asphalt base (AB). The minimum AC pavement slope shall be one percent <br />(1 %). For pavement slopes of less than one percent (1 %), the surface runoff shall be <br />carried in a concrete gutter to an acceptable point of discharge. The minimum slope <br />for concrete gutter shall be 0.5%. <br /> <br />c. A sanitary sewer sampling manhole shall be provided on each of the sanitary sewer <br />lateral from each building, unless otherwise waived by the Director of Building <br />Inspection. <br /> <br />d. The developer shall submit a final grading and drainage plan prepared by a licensed <br />civil engineer depicting all final grades and on-site drainage control measures, <br />including concrete-lined V-ditches, to protect all cut and fill slopes from surface <br />water overflow. This plan shall be subject to the review and approval of the City <br />Engineer and/or the Director of Building Inspection prior to the issuance of any <br />building permits. <br /> <br />e. The applicant shall submit a refundable cash bond for hazard and erosion control <br />prior to issuance of an Engineering or Building Department permit. The amount of <br />this bond will be determined by the City Engineer. <br /> <br />f. The haul route for all materials to and from this development shall be approved by the <br />City Engineer prior to the issuance of an encroachment permit. <br />
