Portable toilets used during construction shall be kept as far as possible from existing <br />residences and shall be emptied on a regular basis as necessary to prevent odor. <br /> <br />22. Fire/Police Department Requirements: <br /> <br />a. The development shall meet all requirements of the Pleasanton Fire Code (Chapter <br />20.24 ofthe Pleasanton Municipal Code). <br /> <br />b. The site shall be kept free of fire hazards from the start of construction to final <br />inspection. <br /> <br />c. Ifrequired by the Police Department, the building(s) shall be equipped with an alarm <br />system, the type to be approved by the Police Department and that this system shall <br />be installed prior to occupancy of the building. <br /> <br />23. Landscape and Irrigation Requirements: <br /> <br />a. <br /> <br />The property owner shall enter into an agreement with the City, approved by the City <br />Attorney, which guarantees that all landscaping and open space areas included in this <br />project will be maintained at all times in a manner consistent with the approved <br />landscape plan for this development. Said agreement shall run with the land for the <br />duration of the existence of the structures located on the subject property. <br /> <br />b. <br /> <br />A final landscape plan and irrigation plan shall be submitted to and approved by <br />Planning Director as part of the building permit plan set prior to issuance of an on-site <br />permit. Said landscape plan shall be consistent with the approved landscape plan plus <br />any conditions of approval, and shall be detailed in terms of species, location, size, <br />quantities, and spacing. <br /> <br />c. <br /> <br />All trees used in landscaping be a minimum of fifteen (IS) gallons in size and all <br />shrubs a minimum of five (S) gallons, unless otherwise shown on the approved <br />landscape plan. <br /> <br />d. <br /> <br />Six inch (6") vertical concrete curbs shall be installed between all paved and <br />landscaped areas. <br /> <br />The developer shall provide root control barriers and four inch (4") perforated pipes <br />for parking lot trees, street trees, and trees in planting areas less than ten feet (10' on) <br />in width, as determined necessary by the Planning Director at the time of review of <br />the final landscape plans. <br /> <br />e. <br /> <br />f. <br /> <br />Prior to occupancy, the landscape architect shall certify in writing to the Planning <br />Director that the landscaping has been installed in accordance with the approved <br />landscape and irrigation plans with respect to size, number, and species of plants and <br />overall design concept. <br />
