<br />Resolution No. PC-96-28 <br />Page 5 <br /> <br />11. All trash and refuse shall be contained completely within enclosures architecturally <br />consistent with the main structure. The materials and color of the enclosure walls shall <br />match the building walls, and the gates shall be corrugated metal or solid wood. The <br />location and design of the enclosures shall be shown on the plans submitted for issuance of <br />building permits and shall be subject to the approval of the Planning Director and Fire <br />Chief. Trash containers shall be stored within the enclosure at all times, except when being <br />unloaded. <br /> <br />12. A comprehensive signing program shall be submitted to the Planning Director for <br />consideration under separate application. <br /> <br />13. Any proposed phasing of this development shall be depicted on the building plans and shall <br />include narrative explaining and proposed phasing. Unless a phasing plan is approved by <br />the Planning Director, the developer shall complete all of the on-site improvements, <br />including paving and landscaping, at one time. The remaining building pad area shall be <br />seeded and kept in a neat and weed-free manner at all times. <br /> <br />14. If, with the first phase of construction, the developer only constructs landscaping, parking <br />and driveways up to the new driveway opposite Johnson Drive, the developer shall install a <br />temporary curb and landscaping along the south side of the driveway. Some interim <br />parking spaces may also be installed. This detail shall be shown on the final site, <br />landscaping, and grading plans for review by the Planning Director before issuance of a <br />building permit. The future building pad/parking areas shall be hydroseeded. <br /> <br />15. The property owner shall record cross-access and parking easements on this site -- Assessor <br />Parcel No. 941-1301-067 -- and the site located on this site's north property line -- Assessor <br />Parcel No. 941-1301-068 -- before issuance of building permits. The easements shall be <br />submitted for review and approval to the City Attorney. <br /> <br />16. Final inspection by the Planning Department is required prior to occupancy. <br /> <br />17. The developer acknowledges that the City of Pleasanton does not guarantee the availability <br />of sufficient sewer capacity to serve this development by the approval of this case, and that <br />the developer agrees and acknowledges that building permit approval may be withheld if <br />sewer capacity is found by the City not to be available. <br /> <br />18. This approval does not guarantee the availability of sufficient water to serve the project. <br />The City shall withhold building permits for the project if at the time building permits are <br />applied for, mandatory water rationing is in effect, unless the City has adopted a water <br />offset program and unless the developer is participating in the program. Notwithstanding <br />the developer's participation in such a program, the City may withhold building permits if <br />the City determines that sufficient water is not available at the time of application of <br />building permits. <br /> <br />~-------_._----'-- <br />
