Resolution No. PC-2025-15 <br />Page 3 of 4 <br /> <br />The proposed hours of operation are consistent with the existing activities at the <br />Fairgrounds. The location of the proposed facility is away from the existing <br />residential neighborhoods on Rose Avenue, and with easy access to and from <br />Gate 12 and Valley Avenue. Though on-site lights and generators would be used <br />during operations, given the distance from residential neighbors, the noise <br />impacts would be minimal. The proposal includes hosting league tournaments, <br />which may attract high attendance and higher demand for parking. The <br />Fairgrounds provide ample on-site parking to accommodate the parking <br />demands of players and spectators. Further, as conditioned, the County staff will <br />review and determine building permit requirements for the proposed fences, <br />lights, and use of storage unit as the facility’s office, etc. Hence, the proposed <br />use will not be detrimental to the public health, safety, or welfare. Thus, the <br />Planning Commission finds this finding can be made. <br /> <br />C. That the proposed conditional use will comply with each of the applicable <br /> provisions of the zoning ordinance. <br /> <br />With the approval of the requested conditional use permit, the use wo uld be <br />consistent with the City's ability to regulate zoning as listed in Chapter 18.124 of <br />the Municipal Code. In addition, it conforms to the land use agreement between <br />the County and City. Thus, the Planning Commission finds that this finding can <br />be made. <br /> <br />Section 5.the Planning Commission hereby approves Case P25-0244, subject to the <br />Conditions of Approval, attached hereto and incorporated herein by reference as Exhibit <br />A. <br /> <br />Section 6.
