The developer acknowledges that the City of Pleasanton does not guarantee the <br />availability of sufficient sewer capacity to serve this development by the approval of this <br />case, and that the developer agrees and acknowledges that building permit approval may <br />be withheld if sewer capacity is found by the City not to be available. <br /> <br />6. This approval does not guarantee the availability of sufficient water to serve the project. <br />The City shall withhold building permits for the project if at the time building permits are <br />applied for, mandatory water rationing is in effect, unless the City has adopted a water <br />offset program and unless the developer is participating in the program. Notwithstanding <br />the developer's participation in such a program, the City may withhold building permits if <br />the City determines that sufficient water is not available at the time of application of <br />building permits. <br /> <br />7. Final inspection by the Planning Department is required prior to occupancy. <br /> <br />Proiect Specific Conditions <br /> <br />8. The colors and exterior finish materials of the buildings shall be submitted to and <br />approved by the Planning Director prior to the issuance of a building permit and shall be <br />consistent with the approved colors and materials on file as part of Exhibit" A" . <br />Approved colors and materials shall be stated on the plans submitted for issuance of <br />building permits. <br /> <br />9. Prior to the issuance of building permits, the site plan shall be modified to reflect the <br />following: <br /> <br />a. The driveway shall be widened to sixteen (16) feet at the curb of Vineyard <br />Avenue. <br /> <br />b. The fencing along Vineyard Avenue shall be set back a minimum ofthree (3) feet <br />from the sidewalk and shall be limited to three (3) feet in height. The applicant shall <br />work with PG&E and Pacific Bell such that adequate space is provided in the Public <br />Service Easement (PSE) for utility vaults and other appurtenances; where necessary for <br />this purpose, he fence shall be set back five (5) feet. <br /> <br />10. Prior to the issuance of building permits, the applicant shall include as part of the plans <br />submitted for plan check approval details of all fencing, retaining walls, the carport <br />trellis, and trellises to be installed over the guest parking spaces. Said details shall <br />include height, dimensions of all support posts, cross-beams, materials, colors and/or <br />finish treatments.
