<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-96-27 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF <br />FRANK AUF DER MAUR FOR PLANNED UNIT DEVELOPMENT, AS FILED <br />UNDER CASE PUD-96-03 <br /> <br />WHEREAS, <br /> <br />Frank AufDer Maur has applied for Planned Unit Development rezoning and <br />development plan approval for a four-lot subdivision, retaining the existing <br />single-family residence and constructing three new units on an approximately <br />18,000 square foot site located at 4027 Vineyard Avenue; and <br /> <br />WHEREAS, zoning for the property is RM-4,OOO (Multi-family residential; minimum lot area <br />4,000 square feet) District; and <br /> <br />WHEREAS, at their duly noticed public hearing of April 24, 1996, the Planning Commission, <br />after considering all public testimony, relevant exhibits, and recommendations of <br />the City staff concerning this application, recommended approval of the proposed <br />negative declaration for Case PUD-96-03; and <br /> <br />WHEREAS, the Planning Commission made the following fmdings: <br /> <br />A. The plan is in the best interests of the public health, safety, and general welfare: <br /> <br />The project would include the installation of utilities to serve the residential <br />units. Adequate storm drain, sanitary sewer, and water service facilities are <br />present in the area surrounding the development. The project would include the <br />installation of all required on-site utilities with connections to municipal systems <br />in order to serve the site. Adequate access would be provided to all structures for <br />police, fire, and other emergency vehicles. The residential units would be <br />designed to meet the requirements ofthe Uniform Building Code and other <br />applicable City codes. <br /> <br />B. The plan is consistent with the City's General Plan: <br /> <br />The proposed PUD development plan has been designed to meet the applicable <br />General Plan policies for the High Density Residential land use designation. The <br />proposed PUD-HDR zoning would implement the High Density Residential <br />General Plan land use designation. Other applicable General Plan policies with <br />which the project would be consistent include encouraging housing in infill areas <br />which are adjacent to existing residential development. <br />
