In the event of discovery or recognition of any human remains in <br />any on-site location, there shall be no further excavation or disturbance of the site or <br />any nearby area reasonably suspected to overlie adjacent remains until the County <br />coroner has determined, in accordance with any law concerning investigation of the <br />circumstances, the manner and cause of death and has made recommendations <br />concerning treatment and dispositions of the human remains to the person responsible <br />for the excavation, or to their authorized representative. A similar note shall appear on <br />the building permit and/or improvement plans. <br /> <br />Fees <br /> <br />22. FEES: The applicant shall pay any and all fees to which the property may be subject, <br />prior to issuance of grading and/or building permits, or prior to recordation of the final <br />map, whichever is applicable. The type and amount of the fees shall be those in effect <br />at the time the permit is issued. <br /> <br />BUILDING AND SAFETY DIVISION – 925-931-5300 <br /> <br />23. BUILDING AND FIRE CLEARANCE: Prior to issuance of a business license, the <br />applicant shall contact the Building and Safety Division and the Fire Department to <br />ensure the proposed use of the tenant space meets Building and Fire Code <br />requirements. If required, the applicant shall obtain all appropriate City permits. <br /> <br />24. DIGITAL PLAN SUBMITTAL REQUIREMENT – COMMERCIAL, MULTI-FAMILY <br />RESIDENTIAL AND CONDOMINIUM PROJECTS: The applicant shall submit site plan <br />and building information to the City’s Geographic Information Services (GIS) Division in <br />a digital format prior to issuance of the building permit. All changes or revisions to the <br />approved plans during construction which affect the digital submittal, shall be <br />resubmitted for GIS review no later than 1 month prior to scheduling a final inspection. <br />The updated digital submittal will be checked and approved before the building permit <br />will be finalized and certificate of occupancy granted (if applicable). For phased project, <br />the digital submittal must be approved prior to the first occupancy of any phase. The <br />information will be used for public safety and emergency response planning by the <br />Police and Fire Departments. Refer to the “Digital Plan Submittal Requirements” for <br />necessary data and file formatting requirements. <br /> <br />If the property has verified sewer capacity in excess of the minimum needed for each <br />unit, using the calculation method above, the property owner may allocate the excess <br />capacity at the property owner's discretion to any of the units with uses requiring more <br />sewer capacity. <br /> <br />The newly apportioned sewer allocation shall be included in a recorded document, such <br />as the CC&Rs, and the City records shall be updated to reflect the division of sewer <br />allocation. Any modifications to the CC&Rs or other recorded document that affects <br />sewer allocation shall be subject to the approval of the Director of Operations and Water <br />Utilities.
