<br />Resolution No. PC-96-22 <br />Page 3 <br /> <br />WHEREAS, The Planning Commission made the following PUD findings: <br /> <br />1. The plan is in the best interests of the public health, safety, and general welfare: <br /> <br />The proposed project provides for the safe and efficient conduct of business by <br />providing more than the minimum required off-street parking, adequate <br />drive-through stacking capacity, and safe ingress/egress between the project site <br />and Pimlico Drive. Traffic from the proposed development will not create <br />significant adverse impacts. The buildings will be designed and reviewed in <br />accordance with City building and fire codes. Adequate access would be <br />provided to all structures for police, fire, and other emergency vehicles. Adequate <br />storm drain, sanitary sewer, and water service facilities are present to serve the <br />site. The applicant will install all required on-site utilities with connections to <br />municipal systems in order to serve the site. <br /> <br />2. The plan is consistent with the City's General Plan: <br /> <br />The proposed project's land uses, drive-through restaurant and commercial <br />building, conform to the current "Retail, Highway, and Service <br />CommerciallBusiness and Professional Offices" Land Use Element designation <br />for the project site. The proposed project is also consistent with the General Plan <br />policies to ensure that neighborhood, community, and regional commercial <br />centers continue to provide goods and services needed by residents and businesses <br />of Pleasanton and its market area. The proposed development plan is consistent <br />with the current General Plan Land Use designation for this site. <br /> <br />3. The plan is compatible with previously developed properties in the vicinity and <br />the natural, topographic features of the site: <br /> <br />The site currently contains an approximately 2,000 sq. ft. single-story building, <br />paved parking lot, and site landscaping. The existing building would be <br />demolished and the proposed restaurant building and future retail building site <br />would replace portions ofthe existing paved asphalt parking lot and landscape <br />islands. Adjacent properties include the Interstate 580 freeway to the north, a <br />McDonald's restaurant with drive-through to the west, a full service car-wash to <br />the east, and a Bakers Square restaurant, Shell gas station, KinderCare nursery <br />school, and two retail commercial buildings to the south, on the opposite side of <br />Pimlico Drive, at Trader Joe's Plaza. Pleasant Village Shopping Center is located <br />immediately south of the Shell gas station and Bakers Square restaurant. The <br />nearest residences are located on Fairlands Drive, approximately 250 ft. to the <br />south, and the Pleasanton Meadows Townhomes, approximately 350 ft. to the <br />east. <br />
