<br />Resolution No. PC-96-20 <br />Page 3 <br /> <br />6. Adequate public safety measures have been incorporated into the design of the <br />plan: <br /> <br />The existing homes are currently designed with adequate public safety measures <br />to serve their limited development. Any remodeling or new construction prior to <br />the NSSP area-wide infrastructure improvements would have to be constructed <br />pursuant to the adopted Interim Development Standards for the Vineyard Corridor <br />and the North Sycamore Area. Any subsequent development of Parcels "B" and <br />"C" will be reviewed and conditioned to require adequate public safety measures. <br /> <br />7. The plan conforms to the purposes of the PUD District: <br /> <br />The development of the existing PUD zoning designations for the North <br />Sycamore area recognized the fact that the parcels in the area are irregularly <br />shaped and that the PUD zoning district, through the requirements of the specific <br />plan, was needed in order to develop a comprehensive plan to facilitate the <br />development in a reasonable and orderly manner. The proposed PUD plan sets <br />forth the parameters for the future development of Parcels "B" and "C" in a <br />manner consistent with the NSSP and through the conditioning of the subject <br />PUD development plan, the proposed project will confirm to the requirements of <br />the NSSP. <br /> <br />WHEREAS, the Planning Commission determined that the proposed PUD development plan is <br />an interim, status quo plan which will, in the future, accommodate the <br />development of the property in a manner consistent with the North Sycamore <br />Specific Plan. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Recommends approval of Case PUD-96-04, the application of Judy Backer Gray <br />for Planned Unit Development (PUD) development plan approval to allow the <br />subdivision of a 6.61 :t acre parcel into a 0.81:t acre parcel, a 1.18:t acre parcel, <br />and a 4.62 :t acre remainder parcel located at 530 Sycamore Road, subject to the <br />conditions shown in Exhibit "B," attached hereto and made part of this case by <br />reference. <br /> <br />Section 2. <br /> <br />This resolution shall become effective immediately upon its passage and adoption. <br />
