Resolution No. PC-96-16
Page 7

12) All fans and other mechanical equipment shall be constructed in such a manner that
noise emanating from it will not be perceptible at or beyond the property plane of the
subject property in a normal environment for that area.

13) The maximum occupancy of this facility shall not exceed 82 residents.

14) The site plan shall be revised to reflect the 6 ft. wide separated sidewalk across the entire
site frontage on Mohr Avenue. The developer shall also be responsible for the
installation of sidewalk between the easterly boundary of the project site and the current
western terminus of the existing sidewalk ofthe Mohr Park Estates subdivision on the
north side of Mohr Avenue. The design of this connecting sidewalk across the
County-owned, former railroad right-of-way shall be subject to the review and approval
of the City Engineer and shall be installed at the same time as other required on-site
public improvements.

15) The developer shall be responsible for the extension of the sanitary sewer on Mohr
Avenue easterly from its present terminus near Kolin Street to the point where the
building sewer can connect as determined by the City Engineer.

16) The developer shall be responsible for the undergrounding of the overhead utilities on
Mohr Avenue across the frontage of the subject property up to the first riser pole on the
former Southern Pacific Railroad right-of-way. The undergrounding work shall also
include the adjacent office complex to the west, for which the City will reimburse the
applicant with deferred underground fees.

17) The developer shall submit a noise assessment for the facility to ensure that interior
noise levels of 45dB are maintained for present and future conditions. The analysis shall
address Mohr Avenue traffic and the future County-owned transportation corridor. This
assessment shall be submitted for review and approval of the Planning Director prior to
the issuance of a building permit.

18) If signage is desired, the applicant shall submit a comprehensive signage program for the
review and approval by the Planning Director.

19) The applicant shall install a structural control, such as an oil/water separator, sand filter,
or approved equal (in the parking lot) (on the site) to intercept and pretreat storm water
prior to reaching the storm drain. The design, locations, and a schedule for maintaining
the separator shall be submitted to the City Engineer/Director of Building Inspection for
review and approval prior to issuance of building permits. The structural control shall
be cleaned at least twice a year: once immediately prior to October 15 and once in
January. The applicant shall enter into a maintenance agreement for the oil/water
separator.
