<br />Resolution No. PC-96-16 <br />Page 3 <br /> <br />6. Adequate public safety measures have been incorporated into the project. <br /> <br />The building will be constructed to meet code requirements and will require <br />review and approval by the state. The applicant will be required to provide street <br />widening improvements which will improve the traffic situation in the area. <br />Furthermore, this street widening and installation of curb and gutter on the south <br />side of Mohr A venue will improve traffic safety by reducing the likelihood that <br />cars will veer off the road into neighbor's back yards. Therefore, adequate public <br />safety measures have been incorporated into the project. <br /> <br />7. The plan conforms to the purposes of the PUD District. <br /> <br />In staffs opinion, the project has been effectively designed to make use of an <br />in-fill parcel which is irregularly configured. The architecture and landscaping <br />have been well-designed and the project would conform to General Plan policies <br />and goals. The senior care facility is an appropriate transition from office to <br />residential uses. The PUD process allows for ample input from the public and for <br />an ultimate decision of the City Council regarding the appropriateness of the <br />proposed use. <br /> <br />WHEREAS, the Planning Commission determined that the proposed modification enhances the <br />previously-approved project. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Section 2. <br /> <br />Recommends approval of Case PUD-90-07 -02M, the application of Peter Shutts <br />(for Jay and Kay Ku) for a PUD (Planned Unit Development) major modification <br />and development plan approval for a 41 room, 82 resident senior care facility <br />located at 4115 Mohr Avenue, subject to the conditions shown in Exhibit "B," <br />attached hereto and made part of this case by reference. <br /> <br />This resolution shall become effective immediately upon its passage and adoption. <br /> <br />THIS RESOLUTION ADOPTED BY THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON ON THE 28TH DAY OF FEBRUARY 1996 BY THE FOLLOWING VOTE: <br /> <br />AYES: <br />NOES: <br />ABSENT: <br />ABSTAIN: <br /> <br />Commissioners Hovingh, McGuirk, Wright, and Chairman Lutz <br />Commissioner Barker <br />None <br />None <br />
