The Home Owners Association shall include restrictions on smoking at the site in <br />conformance with Pleasanton Municipal Code Chapter 9.27 Restrictions On <br />Smoking At Condominiums, Townhomes And Buildings With Three Or More <br />Attached Units. <br /> <br />HOUSING DIVISION – 925-931-5007 <br />38. AFFORDABLE HOUSING AGREEMENT: The applicant shall execute a Pleasanton <br />Planning Commission-approved Affordable Housing Agreement which sets forth the <br />methodology for the applicant’s compliance with inclusionary zoning requirements of <br />the applicable Objective Design Standards and Municipal Code Chapter 17.44 <br />provisions, which agreement shall be recorded concurrently with the subdivision <br />(condominium) map. Project Specific <br />BUILDING AND SAFETY DIVISION – 925-931-5300 <br />39. BUILDING AND FIRE CLEARANCE: Prior to issuance of a business license, the <br />applicant shall contact the Building and Safety Division and the Fire Department to <br />ensure the proposed use of the tenant space meets Building and Fire Code <br />requirements. If required, the applicant shall obtain all appropriate City permits. <br /> <br />40. PHASED OCCUPANCY: If building occupancy is proposed to be phased, the <br />applicant shall submit a phasing plan to the Chief Building and Safety Official for <br />review and approval. <br /> <br />41. DIGITAL PLAN SUBMITTAL REQUIREMENT – COMMERCIAL, MULTI-FAMILY <br />RESIDENTIAL AND CONDOMINIUM PROJECTS: The applicant shall submit site <br />plan and building information to the City’s Geographic Information Services (GIS) <br />Division in a digital format prior to issuance of the building permit. All changes or <br />revisions to the approved plans during construction which affect the digital submittal, <br />shall be resubmitted for GIS review no later than one month prior to scheduling a <br />final inspection. The updated digital submittal will be checked and approved before <br />the building permit will be finalized and certificate of occupancy granted (if <br />applicable). For phased project, the digital submittal must be approved prior to the <br />first occupancy of any phase. The information will be used for public safety and <br />emergency response planning by the Police and Fire Departments. Refer to the <br />“Digital Plan Submittal Requirements” for necessary data and file formatting <br />requirements. <br /> <br />42. UNIVERSAL DESIGN – 15 OR MORE UNITS: Unless otherwise approved by the <br />Director of Community Development, all units, including those otherwise required to <br />be adaptable, shall provide the following features: <br /> <br />• Pre-wire for both audible and visual capability of doorbell within unit. <br />• Balcony/patio floor level not more than one-half inch lower than floor level <br />within the unit at doorway.
