<br />Resolution No. PC-96-l5 <br />Page 3 <br /> <br />EXHIBIT "A" <br />PUD-85-10-4M <br />PLANNING COMMISSION <br />CONDITIONS OF APPROVAL <br /> <br />1. The conditions of approval ofPUD-85-10 shall be changed as follows: <br /> <br />a. The permitted uses for Building No.5 (5737 Valley Avenue) shall follow the <br />"Proposed" uses as shown on Exhibit B. <br /> <br />b. Parking lot sweepers, leaf blowers, and delivery trucks shall not be started or used <br />in the 52 space eastern parking lot prior to 8:00 a.m. or after 7:30 p.m., Monday <br />through Friday. Parking lot sweepers, leaf blowers, and delivery trucks shall not <br />be used on Saturdays and Sundays. <br /> <br />c. The property owner shall install small signs at the entrances to and inside the 52 <br />space eastern parking lot stating "Between the hours of 7:00 p.m. and 6:00 a.m., <br />only mangement/security personnel may enter this area." A plan for the design <br />and location of the signs shall be submitted for review and approval by the <br />Planning Director within 14 days of the date of approval of this modification. The <br />signs shall be installed within 30 days of the date of approval by the Planning <br />Director. <br /> <br />d. Keys to the eastern parking lot gate shall be kept by property owner/management <br />and security personnel~. No keys shall be made available to business tenants <br />(with the exception ofthe La Petite Academy tenant), maintenance personnel, or <br />others. <br /> <br />e. Condition of Approval No.9 of Ordinance 1227 (pertaining to the parking lot <br />lighting for the 52 space eastern parking lot) is modified to read as follows: <br /> <br />"Lighting for the 52 space eastern parking lot shall be as shown on the attached <br />Exhibit "C" provided that the light fixtures on the light standard are directed away <br />and shielded from the residences to the east on Longspur Way. The 15 foot tall <br />parking lot standard in the 52 space eastern parking lot shall be turned off at <br />7:30pm each night. Parking lot design details, including light shield details and <br />bollard and light standard designs and dimensions, shall be submitted for review <br />and approval by the Planning Director within 14 days of the date of approval of <br />this modification. The parking lot lights shall be installed within 30 days of the <br />date of approval by the Planning Director." <br /> <br />2. The site plan/development plan/landscape plan for Hopyard Village Shopping Center <br />(PUD-85-l0) shall be changed as follows: <br /> <br />------------,---------- <br />
