Warehouse uses, except for the storage of fuels and other flammable liquids. <br />Because of the location of this development adjacent to a single-family residential <br />neighborhood, the hours of operation for warehouse uses shall be between 8:00am <br />and 6:00pm, Monday through Saturday only. <br /> <br />3. No heavy construction equipment shall be stored on the site. <br /> <br />4. Buildings shall be limited to two-stories in height, including parking garages. <br /> <br />5. All required parking shall be provided on-site. In-lieu parking fees shall not allowed due <br />to lack of available on-street parking in the immediate vicinity of the site. <br /> <br />6. New development on the site shall include a minimum 10ft. wide landscaped buffer area <br />with a minimum 6 ft. tall solid fence/wall along the entire northwestern side property <br />line, except in the required front yard setback. <br /> <br />7. The hours of operation for all non-office activities (excluding residential uses) shall be <br />8:00 a.m. to 8:00 p.m. <br /> <br />8. Parking lot sweeping, garbage pick-up, and delivery hours for businesses shall be limited <br />to 8:00 a.m. to 7:00 p.m. <br />
