<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-96-11 <br /> <br />RESOLUTION APPROVING THE APPLICATION OF RE.C. INVESTMENTS, INC. <br />TO AMEND AN EXISTING CONDITIONAL USE PERMIT, AS FILED UNDER <br />CASE UP-95-81 <br /> <br />WHEREAS, H.E.C. Investments, Inc. has applied to amend an existing conditional use permit <br />to extend the hours of operation for an existing health club facility located at 5860 <br />West Las Positas Boulevard; and <br /> <br />WHEREAS, zoning for the property is PUD-I1C-O (Planned Unit Development - <br />Industrial/Commercial & Offices) District; and <br /> <br />WHEREAS, at their duly noticed public hearing of February 28,1996, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />A. The proposed location of the conditional use is in accordance with the objectives <br />of the zoning ordinance and the purpose ofthe district in which the site is located. <br /> <br />The site is located in the Hacienda's IPD zoning district which has the <br />characteristics of the City's I-P zoning district. A primary purpose of the I-P <br />District is to maintain high site planning and architectural standards to attract light <br />industrial/R&D industries that can operate in proximity to commercial and <br />residential uses with minimal adverse impacts. On a more wide-ranging level, the <br />Hacienda PUD emphasizes the integration of uses which serve patrons and <br />employees ofthe business park. <br /> <br />The proposal to extend the health club facility's hours of operation would not <br />interfere with the operations of the surrounding uses and would not alter the <br />existing design of the building. Additionally, this request for longer hours of <br />operation would provide an amenity to the residents of Pleasanton as well as <br />businesses in the Hacienda Business Park. As conditioned, the proposed use will <br />be compatible with the tenants in the Arbor office/flex complex, with other <br />surrounding office uses, and with neighboring residences to the south. Evening <br />and early morning parking would be restricted to the front portion of the site. The <br />applicant would be required by condition of approval to continue to mitigate <br />interior noise to minimize impacts on adjacent tenants within the complex. <br /> <br />- -_..-_.-._---_.._.-_.~- <br /> <br />--- - --- <br />
