<br />Resolution No. PC-96-1O <br />Page 8 <br /> <br />Proiect Specific Conditions <br /> <br />12. Prior to the issuance of building permits, the site plan shall be modified to reflect <br />the following: <br /> <br />a. The number of parking spaces located in garages shall be reduced to 80 <br />spaces, with the remaining 24 spaces converted to open parking stalls. <br />b. The most easterly driveway onto Owens Drive shall be redesigned to <br />include two lanes outbound onto Owens Drive to provide one lane for a free- right <br />turning movement and another lane for left-turning movements. These lanes shall <br />be a minimum of 12 feet in width each, for a total outbound driveway width of24 <br />feet. <br />c. The developer shall install a ten foot wide concrete sidewalk along the <br />Owens Drive frontage, substantially designed in accordance with the Hacienda <br />Business Park Design Guidelines, to accommodate general pedestrian and bicycle <br />traffic and the East Bay Regional Park District's "Iron Horse Trail". <br /> <br />13. The developer shall enact the following management, lease, and rental restrictions <br />as follows: <br />a. Every unit shall be assigned no more than one covered parking space. A <br />resident has the option of selecting a carport or a garage (subject to availability), <br />but no resident may be assigned both a carport space and a garage. At least 462 of <br />the total number of parking spaces on-site shall be located in covered carports, <br />whether or not all of the carport spaces are assigned to a particular resident or <br />unit. Unassigned carport spaces shall be utilized on a first-come basis. <br />b. All open parking spaces shall remain unassigned, except that the <br />management may have the option of designating up to 66 spaces for "Visitor <br />Parking" in accordance with the City's Municipal Code requirements. <br />c. The rules and regulations for the project shall prohibit the parking of <br />boats, campers, and trailers on site or in any garages. <br />d The rules and regulations for the project shall prohibit the storing of items <br />in the garage except for such items which can be appropriately contained on any <br />built-in shelves in the garages which the management/developer may provide. The <br />management shall be responsible for enforcing this restriction, which shall be <br />stated clearly in writing to all tenants assigned garage spaces. The management <br />shall have the right and responsibility to inspect the garages as it sees fit to ensure <br />that garages are being utilized appropriately and according to lease restrictions. <br /> <br />14. The developer shall provide automatic opening sectional roll-up garage doors <br />throughout the project, and shall modify the garage design to include windows in <br />the garage doors to allow for management inspection of garages, as approved by <br />the Director of Building Inspection and Planning Director. <br />
