<br />Resolution No. PC-96-l0 <br />Page 16 <br /> <br />54. No additional access driveways from this site shall be permitted onto Owens <br />Drive. The parcel map shall indicate this restriction. <br /> <br />55. Prior to the issuance of building permits, off-site improvement plans shall be <br />subject to the review and approval ofthe City Engineer. These improvement <br />plans shall include but may not be limited to the modification of the Rosewood <br />Drive/Owens Drive signal to provide controls for the new "leg" of the intersection <br />created by the main driveway entrance to the project. The developer shall design <br />and install all necessary signing, striping, signal heads, and signalization loops in <br />accordance with City of Pleasanton standards and to the satisfaction of the City <br />Engineer. <br /> <br />56. The storm drain lines proposed to be located between carports shall be relocated <br />to the drive aisle for maintenance purposes. <br /> <br />57. Top-of-curb grades shall be equal to or higher than the 100-year flood elevation, <br />as determined by the Alameda County Flood Control District (ACFCD), Zone 7. <br /> <br />58. If more than 20 units are to be constructed in anyone phase of construction, two <br />access points to the construction area shall be provided for each phase to the <br />satisfaction of the City Engineer and Fire Marshall. <br /> <br />59. The developer shall construct transit shelters with trash receptacles at locations <br />determined by the Planning Director and the City Engineer (Owens Drive bus <br />tum-out). The shelter and trash receptacle design shall be approved by the <br />Planning Director prior to issuance of project building permits. An encroachment <br />permit shall be obtained prior to installation. Lighting shall be provided if <br />determined necessary by the City Engineer. <br /> <br />Gradin~ and Draina~e <br /> <br />60. The developer shall submit an erosion and sedimentation control plan or <br />procedure as part of the improvement plans. Grading completed prior to October <br />15 shall be revegetated and stabilized by October 15. Grading completed between <br />October 15 and April 15 shall be revegetated and restabilized as soon as possible <br />after completion of grading. <br /> <br />61. The developer shall submit a refundable cash bond for hazard and erosion control <br />prior to issuance of an Engineering or Building Department permit. The amount <br />of this bond will be determined by the City Engineer. <br />
