<br />Resolution No. PC-96-07 <br />Page 5 <br /> <br />EXHIBIT liB" <br />CONDITIONS OF APPROVAL <br />VESTING TENTATIVE MAP 6740 AND 6820 <br />PLANNING COMMISSION <br />JANUARY 24, 1996 <br /> <br />1. The final maps, grading plans, and on-site improvement plans for the proposed <br />subdivisions shall be designed and constructed substantially as shown on the tentative <br />map, Exhibit "A", dated "Received January 19, 1996", including the site plan, <br />cluster-court plan, and grading plan on file with the Planning Department, except as <br />modified by the following conditions. Minor changes to the plans may be allowed <br />subject to the approval of the Planning Director if found to be in substantial conformance <br />to the approved exhibits. <br /> <br />2. All conditions of approval of PUD-8l-30-60D (Ordinance No. 6723) shall remain in full <br />force and effect, except as modified by these conditions. <br /> <br />3. The development covered by Tract 6740 shall be constructed first. With the first building <br />construction phase of this map, the developer shall begin construction of the recreation <br />area. <br /> <br />4. The project improvements on each subdivision map, e.g., private streets and sidewalks, <br />motor courts, storm and sanitary sewer lines, perimeter landscaping and soundwalls, etc., <br />shall not be phased, nor may multiple final maps be filed. All project improvements on <br />Tracts 6740 and 6820 shall be completed prior to occupancy of the lots. <br /> <br />5. Private yard areas located between buildings and fences and the private streets or <br />motorcourts shall be maintained by the homeowners association. This requirement shall <br />be incorporated into the projects' CC&R's. <br /> <br />6. The wording "Fire Lane - No Parking - Tow A way Zones" shall be stenciled in red letters <br />on white background on the private street and motorcourt curbs not used for parking, and <br />shall be stated on signs posted alongside the private streets and motorcourts. <br /> <br />7. The private motorcourts shall be designed in the following manner: <br /> <br />a. The 22' 0" private street section for the motorcourts shall be revised to provide a <br />3' 0" wide public service easement measured from the property line. <br /> <br />b. All sanitary sewer laterals to the private lots shall run perpendicularly from the <br />6" sewer main located in the motorcourt and shall have two-way clean-outs <br />located at the back-of-curb. All sanitary sewer mains and lines shall be public. <br /> <br />c. The 6" water main shall be public and shall be maintained by the City. Where <br />practical, as determined by the City Engineer, the water meter shall be placed <br />
