<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-96-04 <br /> <br />RESOLUTION APPROVING THE APPLICATION OF SYLVIA D'ANGELO FOR A <br />CONDITIONAL USE PERMIT TO OPERATE A SECOND HAND STORE, AS FILED <br />UNDER CASE UP-95-75 <br /> <br />WHEREAS, Sylvia D'Angelo has applied for a conditional use permit to operate a second hand <br />store at 3876 Old Santa Rita Road; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) - Commercial <br />Service District; and <br /> <br />WHEREAS, at their duly notice public hearing of January 24, 1996, the Planning Commission <br />considered all public testimony, relevant exhibits, and recommendations of the <br />City staff concerning this application; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />A. The proposed location of the conditional use is in accordance with the <br />objectives of the zoning ordinance and the purpose ofthe district in which <br />the site is located. <br /> <br />Some of the objectives of the Zoning Ordinance are to foster a <br />harmonious, convenient, workable relationship among land uses, protect <br />existing land uses from inharmonious influences and harmful intrusions, <br />and to ensure that public and private lands ultimately are used for the <br />purpose which are most appropriate and beneficial to the City as a whole. <br />The C-S District is intended to provide sites for businesses typically not <br />found in shopping centers and having little or no pedestrian traffic. <br /> <br />The proposed business would be in keeping with the purposes of the <br />Zoning Ordinance and C-S District because ofthe following: 1.) The <br />business would be conducted entirely within the subject structure; 2.) <br />Given the small size of the structure (approximately 1040 sq. ft.) which <br />limits the amount of inventory, the expected amount of trips to and from <br />the business would be low; 3.) The amount of existing off-street parking <br />exceeds the minimum required by the Zoning Ordinance; 4.) All deliveries <br />to the store would be made on an appointment basis when an employee is <br />present and not "dropped off' or left outside of the store; and 5.) The <br />operation would generate little or no truck traffic because each delivery is <br />limited to 20 items. <br /> <br />-." <br />
