<br />Resolution No. PC-96-01 <br />Page 3 <br /> <br />mitigated by planting new trees, including 24" box size specimens, along the park <br />side of the proposed roadway which would be constructed between the park and <br />new residential homes. The plan would incorporate two existing London plane <br />trees within the landscape areas adjacent to the new street improvements. <br /> <br />4. The design of the subdivision is not likely to cause serious public health <br />problems. <br /> <br />All improvements within the subdivision would be designed and built to City <br />standards for water, sewer, storm drainage, and access/circulation. <br /> <br />5. The design ofthe subdivision or its related improvements will not conflict with <br />easements, acquired by the public at large, for access through or use of property <br />within the proposed subdivision. <br /> <br />There are public service easements along the project's frontage on Black Avenue <br />and Hansen Drive. However, these easements are for utilities and do not affect or <br />conflict with the development and will not need to be modified to accommodate <br />the residential development. Additionally, new public service easements will be <br />added along the proposed project streets in order to accommodate the utilities <br />installed within these areas to serve the new residences. <br /> <br />WHEREAS, the Planning Commission determined that the proposed tentative map is in <br />substantial conformance with the approved PUD development plan.. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Approves Case Tract 6832, the application of New Cities Development Group and <br />the Stringer Company for a vesting tentative map to allow the subdivision of an <br />approximately 7.57 acre site into 34 single-family residential lots located adjacent <br />to Hansen Park, between Black A venue and Hansen Drive (the Del Prado Surplus <br />School site), subject to the conditions shown on Exhibit "B," attached hereto and <br />made part of this case by reference. <br /> <br />Section 2. <br /> <br />This resolution shall become effective 15 days after its passage and adoption <br />unless appealed prior to that time. <br />
