<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-96-0l <br /> <br />RESOLUTION APPROVING VESTING TENTATIVE TRACT MAP 6832 (VINTAGE <br />AT HANSEN PARK) THE APPLICATION OF NEW CITIES DEVELOPMENT <br />GROUP AND THE STRINGER COMPANY <br /> <br />WHEREAS, New Cities Development Group and the Stringer Company have applied for a <br />vesting tentative map to allow the subdivision of an approximately 7.57 acre site <br />into 34 single-family residential lots located adjacent to Hansen Park, between <br />Black Avenue and Hansen Drive (the Del Prado Surplus School site); and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) - MDR (Medium <br />Density Residential District; and <br /> <br />WHEREAS, at their duly notice public hearing of January 10, 1996, the Planning Commission <br />considered all public testimony, relevant exhibits, and recommendations of the <br />City staff concerning this application; and <br /> <br />WHEREAS, a Negative Declaration of Environmental Significance was previously prepared <br />and adopted with the approval ofPUD-95-04; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />I. The proposed map is consistent with the General Plan. <br /> <br />A General Plan Amendment to change the land use designation of the site from <br />"Community Facilities-Schools" to "Medium Density Residential" was approved <br />prior to the approval ofthe PUD rezoning and development plan for this site. The <br />proposed tentative map is consistent with the proposed PUD development plan <br />which was found by both the Planning Commission and City Council to be <br />consistent with the site's General Plan land use designation of Medium Density <br />Residential and the current General plan policies. <br /> <br />The project adheres to the following applicable General Plan policies: The project <br />roadways have been designed with a 46 ft. right-of-way and in conformance with <br />the City's design standards for streets in new developments as recommended in <br />Policy 5 of the Circulation Element. The proposed roadway design would provide <br />adequate on- and off-street parking for the future residents of the project and <br />would provide additional on-street parking for park users (Policy 7, Circulation <br />Element). The proposed reconfiguration of the existing park boundary, addition <br />ofland to the park, and relationship of the proposed residences to the park <br />
