<br />Resolution No. PC-97-97 <br />Page 6 <br /> <br />22. All parking spaces shall be striped. Wheel stops shall be provided unless the spaces are <br />fronted by concrete curbs, in which case sufficient areas shall be provided beyond the ends <br />of all parking spaces to accommodate the overhang of automobiles. <br /> <br />23. Only modular newspaper dispensers accommodating more than one (1) newspaper shall be <br />allowed outside this building. The design of these dispensers shall be approved by the <br />Planning Director. <br /> <br />Landscaping and Irrigation System Design and Operation: <br /> <br />24. The developer shall enter into an agreement with the City, approved by the City Attorney, <br />which guarantees that all landscaping and open space areas included in this project will be <br />maintained at all times in a manner consistent with the approved landscape plan for this <br />development. Said agreement shall run with the land for the duration of the existence of <br />the structures located on the subject property. <br /> <br />25. A final landscape plan and irrigation plan shall be submitted to and approved by Planning <br />Director as part of the building permit plan set prior to issuance of an on-site permit. Said <br />landscape plan shall be consistent with the approved landscape plan plus any conditions of <br />approval, and shall be detailed in terms of species, location, size, quantities, and spacing. <br /> <br />26. The developer shall provide root control barriers and four inch (4") perforated pipes for <br />parking lot trees, street trees, and trees in planting areas less than ten feet (10' 0") in <br />width, as determined necessary by the Planning Director at the time of review of the final <br />landscape plans. <br /> <br />27. All trees used in landscaping be a minimum of fifteen (15) gallons in size and all shrubs a <br />minimum offive (5) gallons, unless otherwise shown on the approved landscape plan. <br /> <br />28. The developer shall adjust the sprinkler heads to redirect the water away from the <br />monument sign while ensuring complete irrigation coverage of the landscaping around the <br />sign. All landscaping around the sign shall be restored after installation of the sign and <br />prior to final of the sign permit. <br /> <br />29. Prior to occupancy, the landscape architect shall certify in writing to the Planning Director <br />that the landscaping has been installed in accordance with the approved landscape and <br />irrigation plans with respect to size, number, and species of plants and overall design <br />concept. <br /> <br />30. Six inch (6") vertical concrete curbs shall be installed between all paved and landscaped <br />areas. <br />
