<br />Resolution No. PC-97-96 <br />Page 4 <br /> <br />6. Adequate public safety measures have been incorporated into the design of <br />the plan. <br /> <br />The public improvements associated with this project would be consistent with <br />City design standards. The driveway entrances are located and configured to <br />provide adequate line-of-sight viewing distance in both directions perpendicular to <br />the vehicle, and to facilitate efficient ingress/egress to and from the project site. <br />Buildings have been conditioned to meet the requirements of the Uniform Building <br />Code and other applicable City codes and the new dwelling would be equipped <br />with an automatic fire suppression system (sprinklers). Adequate access is <br />provided to all structures for police, fire, and other emergency vehicles. <br /> <br />7. The plan conforms to the purposes of the PUD District. <br /> <br />The proposed PUD development plan conforms to the purposes of the PUD <br />District by providing safe access to the site and adequate on-site parking and <br />circulation. <br /> <br />WHEREAS, the Planning Commission finds that the proposed development plan is consistent <br />with the General Plan, the purposes of the PUD ordinance, and the North <br />Sycamore Specific Plan. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Section 2. <br /> <br />Recommends approval of Case PUD-97-13/UP-97-96, the application ofJanet <br />Burton for 1) Planned Unit Development (PUD) plan approval to construct an <br />approximately 1,750 square foot single-family dwelling and related site <br />improvements on an approximately 0.50 acre site, and 2) conditional use permit <br />approval to establish a secondary unit within the existing 800 square foot dwelling <br />located at 570 Sycamore Road, subject to the conditions shown in Exhibit "B" and <br />Exhibit "C," attached hereto and made part ofthis case by reference. <br /> <br />This resolution shall become effective immediately upon its passage and adoption. <br /> <br />THIS RESOLUTION ADOPTED BY THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON ON THE 1 OTH DAY OF DECEMBER 1997 BY THE FOLLOWING VOTE: <br /> <br />AYES: <br />NOES: <br />ABSENT: <br />ABSTAIN: <br /> <br />Commissioners Barker, Dove, Kumaran, and Lutz, and Chair Cooper <br />None <br />Commissioner Wright <br />None <br />
