<br />Resolution No. PC-97-90 <br />Page 11 <br />18. The developer shall comply with the recommendations of the tree report prepared by <br />Hortscience dated April and November 1, 1996. No tree trimming or pruning other than <br />that specified in the tree report shall occur. The only tree removals permitted shall be <br />those outlined in the report prepared in April 1996, except that the trees along the <br />northern side of Mohr Avenue identified to be preserved in the report of November 1, <br />1996 shall be retained. The developer shall post a bond or other surety for the trees to be <br />preserved prior to the commencement of grading in accordance with the requirements of <br />the Pleasanton Municipal Code. The developer shall arrange for the horticultural <br />consultant to conduct a field inspection prior to issuance of grading permits to ensure that <br />all recommendations have been properly implemented. The consultant shall certify in <br />writing that such recommendations have been followed prior to the issuance of a grading <br />permit. <br /> <br />19. The developer shall provide root control barriers and four inch perforated pipes for street <br />trees and trees in planting areas less than ten feet in width, as determined necessary by the <br />Planning Director at the time of review of the final landscape plans. <br /> <br />20. The landscape design of the front and street side yard areas of the production homes shall <br />be submitted for the review and approval by the Planning Director prior to the <br />recordation of a final map for the project. All front and street side yard landscaping for <br />the proposed homes shall be installed prior to the occupancy of the respective dwelling <br />unit. <br /> <br />21. The developer shall provide guidelines for the installation of both open and solid fencing <br />on the custom lots for the review and approval by the Planning Director prior to the <br />recordation of a final map. <br /> <br />22. A final fence plan and design detail for the 6 ft. high good neighbor fence in the <br />production home neighborhoods shall be submitted for the review and approval of the <br />Planning Director prior to the recordation of the final map. This fence plan should include <br />a minimum 5 ft. setback between the back edge of the sidewalk and the fence on all street <br />side yards in Neighborhoods Four and Five. A minimum 10 ft. setback shall be provided <br />between the back edge of the sidewalk and the fence on all street side yards in <br />Neighborhoods Two and Three. <br /> <br />23. A masonry wall shall be constructed along the rear property line of the northernmost lots <br />in Neighborhood Two and along the lots in Neighborhood Three and Five which have a <br />shared rear lot line with the future Iron Horse Trail within the Alameda County <br />Transportation Corridor. This wall shall match the other project soundwalls and shall be <br />modified in design, as shall the other soundwalls, to utilize a masonry accent, such as brick <br />or stone, in its design. The final design of these wall and the project entrance walls <br /> <br />and signage shall be submitted for the review and approval by the Planning Director prior <br />to the recordation of a final map. <br />
