All homes within the proposed development that share a common rear lot line with the <br />existing homes on Maple Leaf Drive and Court shall be required to maintain a minimum <br />rear yard setback equivalent to the homes immediately abutting the lots along their <br />respective rear lot lines. All homes along this western property line of the project site that <br />immediately back onto a single-story house in the Charter Oaks subdivision shall be a <br />single-story home. These restrictions shall be included in the project CC&R's and shall be <br />recorded as a deed restriction with the affected homes prior to the issuance of a building <br />permit for these homes. <br /> <br />LANDSCAPING AND FENCING <br /> <br />16. The designs of the "parkway" planter areas between the sidewalk and street curb shall be <br />submitted for the review and approval by the Planning Director prior to the recordation of <br />a final map for the project. The planter strips shall utilize turf as the groundcover. <br />Additionally, the species of street trees to be planted throughout the development shall be <br />submitted for the review and approval by the Planning Director prior to the recordation of <br />a final map for the project. <br /> <br />17. All trees used in landscaping shall be a minimum of 15 gallons in size and all shrubs shall <br />be a minimum of 5 gallons, unless otherwise modified by these conditions. <br />
