<br />Resolution No. PC-97-87 <br />Page 5 <br /> <br />8. Within three (3) months of the effective date of this approval, the property owner shall <br />enter into an agreement with the City, approved by the City Attorney, which guarantees <br />that all landscaping included in this project will be maintained at all times in a manner <br />consistent with the approved landscape plan for this development. Said agreement shall <br />run with the land for the duration of the existence of the structures located on the subject <br />property. <br /> <br />9. Within three (3) months of the effective date of this approval, a final landscape plan and <br />irrigation plan shall be submitted by the applicant/property owner for review and approval <br />by Planning Director. Said landscape plan shall be consistent with the approved landscape <br />plan plus any conditions of approval, and shall be detailed in terms of species, location, <br />size, quantities, and spacing. <br /> <br />10. All trees used in landscaping be a minimum of 15 gallons in size and all shrubs a minimum <br />of 5 gallons, unless otherwise shown on the approved landscape plan. <br /> <br />11. All modifications to the structure to be occupied by the woodworking/cabinet shop shall <br />match the colors and materials of the existing building including the exhaust vent which <br />shall be painted to match the existing brown roof All proposed modifications to said <br />structure shall be completed prior to commencement of the woodworking/cabinet shop <br />use. <br /> <br />12. Prior to commencement of the woodworking/cabinet shop, the applicant/property owner <br />shall either fill in the far left opening on the northern elevation of the structure per the <br />requirements listed in Condition 11 or install a solid dividing wall adjacent to the <br />woodworking/cabinet shop. <br /> <br />13. If operation of either an outdoor storage use or the woodworking/cabinet shop results in <br />conflicts pertaining to parking, noise, traffic, odor, or other impacts, at the discretion of <br />the Planning Director, this conditional use permit may be referred to the Planning <br />Commission for subsequent review at a public hearing. If necessary, the Commission may <br />modifY or add conditions of approval to mitigate such impacts, or may revoke said <br />conditional use permit. <br /> <br />14. With in three (3) months of the effective approval date of this use permit, the <br />applicant/property owner shall install a one to two inch gravel base over all unpaved <br />portions of the lot. <br /> <br />15. If signing for the site is desired, a comprehensive signing program shall be submitted to the <br />Planning Director for consideration under a separate application. <br /> <br />16. No equipment (tractors, cement mixing or pumping equipment, etc.) shall be parked in the <br />public street. <br /> <br />17. The property shall be maintained in a litter and weed free manner at all times. <br />
