<br />Resolution No. PC-97-87 <br />Page 4 <br /> <br />EXHffiIT "B" <br />Conditions of Approval <br />UP-97-26/Z-97-261 <br /> <br />PLANNING <br /> <br />1. Development shall be substantially as shown on the development plans and statements, <br />Exhibit "A", [Site Plan (stamped "Received October 3, 1997"), Elevations (stamped <br />"Received May 28, 1997"), Floor Plan (stamped "Received April 28, 1997"), Written <br />statements (stamped "Received April 28, 1997", and "Received August 27, 1997"), and <br />Landscape Plan (stamped "Received "October 15, 1997")] on file with the Planning <br />Department, except as modified by the following conditions. Minor changes to the plans <br />may be allowed subject to the approval of the Planning Director if found to be in <br />substantial conformance to the approved exhibits. <br /> <br />2. This approval is for a conditional use permit for a woodworking/cabinet shop in an <br />existing building located in the rear portion of the lot and for a "blanket" conditional use <br />permit for outdoor storage and ancillary office uses on the remaining portion of the lot. <br />Any modification to uses shall require a separate review and approval. <br /> <br />3. All applications for a zoning certificate for a subsequent outdoor storage uses with or <br />without an ancillary office use under this "blanket" use permit shall be subject to a review <br />by the Planning Director. The list of items to be reviewed include, but are not limited to, <br />adequate screening, adequate off-street parking, potential for noise or odor or any other <br />objectionably influence incidental to the use. The Planning Director may refer an <br />application for an outdoor storage use to the Planning Commission for their review and <br />approval. <br /> <br />4. If either the woodworking/cabinet shop use or the outdoor storage use ceases for a period <br />of 90 consecutive days, approval of the use shall become null and void. Any new use <br />shall require another conditional use permit. <br /> <br />5. All loading and unloading activities for outdoor storage uses shall only take place between <br />the hours of 7:00 a.m. to 7:00 p.m. Loading and unloading activities shall be limited to <br />the hours of9:00 a.m. to 5:00 p.m. on Saturday and Sunday. <br /> <br />6. The hours of operation for the woodworking and cabinet shop shall be limited to the hours <br />of 7:00 a.m. to 7:00 p.m. Operations shall be limited to the hours of 9:00 a.m. to <br />5:00 p.m. on Saturday and Sunday. <br /> <br />7. All of the doors to the cabinet shop shall be closed when the mechanical equipment is in <br />operation. <br />
