<br />Resolution No. PC-97-87 <br />Page 2 <br /> <br />The subject lot would have a gravel base to supplement the portion of the lot <br />which has an asphalt surface and to lessen the amount of dust generated. As <br />conditioned, the woodworking/cabinet shop would be subject to the regulations of <br />the City Hazardous Material Storage Ordinance and, if any complaints about <br />equipment noise are received, the owner of the woodworking/cabinet shop would <br />have to mitigate the noise (e.g. construct a dividing wall between the portion of the <br />structure to be used by the woodworking/cabinet shop and a portion of the <br />structure to remain as a storage area). Landscaping would be added between the <br />existing curb and front fence. <br /> <br />C. The proposed conditional use will comply with each of the applicable <br />provisions of the zoning ordinance. <br /> <br />Chapter 18.124 of the Zoning Ordinance states that, because of their unusual <br />characteristics, conditional uses require special consideration so that they may be <br />located properly with respect to their effects on surrounding properties. The <br />recommended conditions of approval will help to integrate the proposed uses <br />without detrimentally affecting the surrounding properties and the City in general. <br /> <br />WHEREAS, projects of this nature are categorically exempt from the requirements of the <br />California Environmental Quality Act (CEQA); therefore, no environmental <br />document was prepared for this application; and <br /> <br />WHEREAS, the Planning Commission determined that the proposed uses, as conditioned, will <br />be compatible with the surrounding uses and properties. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Approves Case UP-97-26/Z-97-261, the application of Gernot Sehmsdorfd.b.a. <br />Woodmasters/Martinez Concrete for a conditional use permit for a <br />woodworking/cabinet shop and for outdoor storage for a concrete contractor, and <br />for design review approval for site improvements and building modifications <br />located at 3932 Old Santa Rita Road, subject to the conditions shown in Exhibit <br />"B," attached hereto and made part of this case by reference. <br /> <br />Section 2. <br /> <br />This resolution shall become effective 15 days after its passage and adoption unless <br />appealed prior to that time. <br />
