<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-97-87 <br /> <br />RESOLUTION APPROVING THE APPLICATION OF GERNOT SEHMSDORF <br />D.B.A. WOODMASTERS/MARTINEZ CONCRETE FOR A CONDITIONAL USE <br />PERMIT AND DESIGN REVIEW APPROVAL, AS FILED UNDER CASE <br />UP-97-26/Z-97-261 <br /> <br />WHEREAS, Gernot Sehmsdorf d.b.a. Woodmasters/Martinez Concrete has applied for a <br />conditional use permit for a woodworking/cabinet shop and for outdoor storage <br />for a concrete contractor, and for design review approval for site improvements <br />and building modifications located at 3932 Old Santa Rita Road; and <br /> <br />WHEREAS, zoning for the property is PUD-C-S (Planned Unit Development _ Service <br />Commercial) District; and <br /> <br />WHEREAS, at its duly noticed public hearing of October 22,1997, the Planning Commission <br />considered all public testimony, relevant exhibits, and recommendations of the City <br />staff concerning this application; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />A. The proposed location of the conditional use is in accordance with the objectives <br />of the zoning ordinance and the purpose of the district in which the site is located. <br /> <br />Some of the objectives of the zoning ordinance are to foster a harmonious, <br />convenient, workable relationship among land uses, protect existing land uses from <br />inharmonious influences and harmful intrusions, and to insure that public and <br />private lands are used for the purposes which are most appropriate and beneficial <br />to the City as a whole. <br /> <br />The subject property is zoned C-S (Service Commercial) district, which is intended <br />to provide sites for businesses which have features incompatible with other <br />commercial districts and which generate little or no pedestrian traffic. The <br />proposed woodworking/cabinet shop in combination with outdoor storage uses, <br />such as the existing concrete contractor, would attract very little pedestrian traffic. <br />As conditioned, the proposed uses would be compatible with the adjacent uses. As <br />conditioned, any tenant would be required to mitigate any future nuisances which <br />may occur. <br /> <br />B. The proposed location of the conditional use and the conditions under which it <br />would be operated or maintained will not be detrimental to the public heath, safety, <br />or welfare, or materially injurious to the properties or improvements in the vicinity. <br /> <br />---~---'----"-- <br />
