<br />Resolution No. PC-97-86 <br />Page 2 <br /> <br />B. The proposed location of the conditional use and the conditions under <br />which it would be operated or maintained will not be detrimental to the <br />public health, safety, or welfare, or materially injurious to the properties or <br />improvements in the vicinity. <br /> <br />Due to the limited size of the second unit, the traffic generated by use of the unit <br />should not be significantly greater than that of a single-family residence. Adequate <br />off-street parking for the unit is provided by a space in the garage or an available <br />parking space in the driveway in front of the house. <br /> <br />C. The proposed conditional use will comply with each of the applicable <br />provisions of the zoning ordinance. <br /> <br />The proposed second unit would be located essentially within, and attached to a <br />new single-family home. The structure would be in compliance with all applicable <br />building codes, City development standards, and the Golden Eagle Farm PUD. <br /> <br />WHEREAS, projects of this nature are categorically exempt from the requirements of the <br />California Environmental Quality Act (CEQA); therefore, no environmental <br />document was prepared for this project. <br /> <br />WHEREAS, the Planning Commission determined that the proposal is in compliance with State <br />law and that, as conditioned, the proposal would maintain the character of the <br />existing single-family residence and not impact adjacent properties. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Section 2. <br /> <br />Approves Case UP-97-69, the application of Dirk Lijesen for a conditional use <br />permit to construct an approximately 422 square foot second unit within an <br />existing home located at 1921 Clover Court (Golden Eagle Farm Subdivision), <br />subject to the conditions shown in Exhibit "B," attached hereto and made part of <br />this case by reference. <br /> <br />This resolution shall become effective 15 days after its passage and adoption unless <br />appealed prior to that time. <br /> <br />TillS RESOLUTION ADOPTED BY THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON ON THE 22ND DAY OF OCTOBER 1997 THE FOLLOWING VOTE: <br /> <br />AYES: <br />NOES: <br />ABSENT: <br />ABSTAIN: <br /> <br />Commissioners Barker, Dove, Kumaran, and Wright, and Chair Cooper <br />None <br />Commissioner Lutz <br />None <br />
